With forward planning by governments, and developers needing to understand what type of housing is required where there is an increasing need now to have development plans in place for affordable housing in the future. A few key factors are obvious which will impact on housing ongoing in the future. The population is living longer, cost for energy and water are ever increasing, demand for inner city housing continues to increase, conversely land cost will increase exponentially, demand for low maintenance housing becomes more prevalent as time goes on and lastly the variety of fit outs - both inside and out, is becoming more varied. People living longer has two obvious implications; housing must be easily manageable and cheap to run, as well as long term caring factored in some housing styles. This will result in smaller dwelling with greater security and more retirement villages and ‘Over 55’ type dwellings. The rising cost of utilities will mean more heat efficiency and water recycling requirements both from demand and also imposed regulating by government bodies. Water tanks, like in eastern states housing, will also eventually become requirements in the long term here, solar and possibly wind harnessing energy will also be legislated requirements and demand for residential housing long term. - the cost of solar harnessed energy is certainly becoming cheaper with ongoing technological innovation. The requirement for urban infill closer to the Central Business District means there will be greater density of housing and higher rise buildings especially as land costs make these forms of housing more attainable. As the population works more - yet requires greater flexibility of working hours, the demand on parenting children (especially dual income households, single parents etc.) will leave us less time (and the desire) to spend on upkeep of property - meaning it must be low maintenance. For the change of style of housing with renovation home shows on TV etc., increasing availability of different housing products all mean that occupants want not only modern décor but greater technology fittings. For instance, air conditioning and dishwashers are now the norm, while built-in heating and household appliances are possibly going to become fixtures to homes of the future rather than what an occupant brings to a home. Custom made furniture might also be long term trends that is a standard for housing. All in all, smaller, more energy efficient housing, greater use of outdoors areas that both inside & out are cheap & easier to run are already strongly trending in housing styles. This will become more so especially as peoples desire for flexibility and lower occupant numbers per dwelling ever increases. From 2pm there will be the ANZAC Legacy WA Blues Concert, with food and craft stalls at the Civic Amphitheatre, corner of Albany Highway and George Street Cannington. The City of Gosnells will hold their ANZAC Day Dawn Service at 6am at the City of Gosnells Centennial Memorial located on Albany Highway in Gosnells. Determining The Correct Listing Price Is Critical It now takes longer to sell a home in Perth than any other State Capital in Australia according to Shane Kempton, CEO of Professionals Real Estate Group. The latest figures produced by CoreLogic RP data for February 2015 shows that it now takes on average 82 days to sell a house in Perth. This is the longest when compared to other major capitals in Australia with Sydney (51 days), Hobart (67 days), Melbourne (66 days), Adelaide (73 days), and Brisbane (75 days). In this recent data it also shows that Perth Vendors are also discounting the price of their home by an average of 5.2% in order to achieve the sale. “Pricing is now critical to achieve a sale due to the fact that the number of properties listed for sale in Perth has jumped by nearly 40% during the past year.” The experience of the Professionals Real Estate Group is that a property attracts the most amount of interest from homebuyers during the first weeks on the market and that is why it is important that the home is correctly priced at the start of the listing period.
