March 2015
President’s Letter
President’s Letter ..
David Gunsteens
Spring is here and with our new landscaping company (FLC)
working hard to get our property into pristine condition, our grass,
flowers and hedges should start reflecting the added attention. You
may notice that some of the hedges are trimmed while others are
not. That is not because some were overlooked. FLC is treating
quite a number of our hedges for disease, so they will not be
trimmed until they are disease free. The additional foliage is needed
to capture the moisture and sunshine to help in the healing process.
There is no new news on the golf course situation. The Board has
authorized the creation of a Golf Course Exploratory Committee,
comprised of Plantation Palms residents, to explore options and
make recommendations. If you are interested in being a member of
this committee, please contact Tim Hodes, who has been appointed
the chair person, at land.study.pphoa@gmail.com. This committee
will have a maximum of 5 to 7 people as determined by the
Committee Chairman.
As all of you noticed, we had another electronic issue with the gate
which necessitated it being kept open for numerous weeks. We had
to replace the digital loop that runs under the pavers, which should
permanently resolve the problem. Speaking of the gate, I have sad
news to report. Our fabulous security officer, Chet Mercer, notified
us he is retiring at the end of this month. He has been far more than
our security officer these past years. He has been our friend, always
waving and helping those needing assistance, even in inclement
weather. He has been so faithful through all these years - he was
never late and he never failed to show up when scheduled. We will
miss him terribly and want to wish him nothing but success in his
retirement. Next time you go through the gate, please make sure to
thank him for his service and wish him well.
I have one final issue to mention this month. I don’t know about
you, but driving on Collier Parkway seems to get more complex
every day. While we can do little about the volume of traffic, we
certainly can make our voices heard about the horrible condition of
the roadway. Tim Hodes, on behalf of the Board and our
community, sent an email to Michael Garrett, P.E., the Pasco
County Public Works Director, requesting information as to the
resurfacing schedule for the Parkway. Based on the response from
Mr. Garrett, we will formulate a game plan for putting pressure on
the county to expedite repairs. Stay tuned for further discussions on
this.
We strongly encourage you to attend the monthly Association Board
of Directors meetings so you can provide us with your input on the
issues that are happening within our community and that are
important to you.
The next meeting is at 6:30pm on March 18th in the
Condominium Associates conference room at
23548 State Route 54, Lutz, FL 33559.
Hope to see you there!
A Resident View of the Board Meeting
…by Laurann Flynn
I attended the board meeting on Wednesday, February 18 and these
are notes of the meeting. These are not official board meeting
minutes; those can be found on the Condominium Associates
website.
Many of you have noticed that the gates have been open at night
when they should be closed. There was some corrosion of the
wiring that runs from the gate to the box. It seems simple enough,
but no .. the part has been ordered and tested and should be replaced
by the time this newsletter is out.
The WRA Engineering study has hit some issues with the
overgrowth. We have retained FLC (our new landscaping
company) to trim and clean out the erosion areas. It will cost about
$6,000 and take a week to get the area all cleaned up so we can see
what’s underneath. This will delay the study for about a week as
well.
Ray Bedgood was named Vice President. Laurann Flynn was
named Secretary and Lawrence Norwood was named Treasurer.
David Gunsteens will remain President.
ARC Committee – Painting and fence approvals were done at the
last meeting. We are going to revisit the color palette for the
neighborhood with the hope of expanding the options for residents,
but still maintaining the muted earth tones scheme that we have. If
you are planning on painting soon, contact Condominium
Associates to see what the choices will be.

If you see issues in the common areas of the neighborhood – like flooding, landscape items, sprinkler problems, storm damage, erosion or water leaks we are
asking you to report them to Condominium Associates so they can be addressed. Contact Janet Mallek our Assistant Association Manager at 813-341-0943.

work. They have evaluated our entire irrigation system. They have
requested repairs and/or upgrades totaling $9,981 to get our system
repaired correctly. We will be getting that done in phases over the
next 5 months. The end result should be better conditions for our
landscaping plants. We are getting proposals for LED lighting and
upgrading our fountains to enhance our entrance.

Traffic/Cars/Speeding – We are taking a fresh look at our options
to curb the excessive speeding in the neighborhood. We are
starting with speaking to the Sheriff’s Department. As I am sure
you have noticed, the road on Collier Parkway is in terrible shape.
We are trying to find out if there is a plan to resurface it any time
soon. We plan to coordinate with the HOA’s around us and put
pressure on to make sure that gets done sooner rather than later.
We have been receiving complaints about cars parking on the street,
high traffic areas or other areas where they do not belong. Fines are
having no effect. We are looking at a towing service to have them
come in and tow the cars away if they don’t get moved.
Golf Course – We never did get enough straw poll votes to make a
decision on a feasibility study. The responses we did get were split.
The board elected to form an Exploratory Committee made up of
residents to look at different options we might have to maintain our
property values. They plan to look at all sorts of options and the
costs and benefits/downfalls of all options. They are looking for
residents with all opinions and backgrounds. There is information
in this newsletter to contact the chairman if you are interested.

S
pring is almost upon us and there is lots of change
happening in Savanna. At the time I am composing this
article, the Savanna Board is right in the midst of our
landscape upgrades. It would have been great to replace
everything but that certainly wasn’t in the budget. Hopefully we
will get some more mileage out of the trees and shrubs that did
remain until such time as we can save up some more to get them
replaced. The landscape project has been a long time in the works
and the Board is pleased to finally pull the trigger on the upgrades.
With irrigation and fertilization the new plants will grow into their
spaces. We will be running the irrigation quite a bit more often until
the plants get established. We hope that you enjoy the new look.
And thank you for your patience and detours while the workers
were in the street, and for your tolerance of the temporary mess.
Please make sure that you keep your eyes open and notice your
surroundings. If you see suspicious activity or persons call the
Pasco Sheriff at 911. The non emergency number for the Sheriff’s
Office is 813-996-6982. You can use this number if you wish to
report trespassing on the golf course as well. Let’s all assist in not
only keeping our community beautiful, but keeping it safe as well.
If you are interested in finding out what kind of police activity has
been happening in our community, you can visit
www.pascosheriff.com and click on the link for Subdivision
Activity under online resources. There is also very valuable
information regarding safety and crime prevention under the crime
prevention link at the top of the site.
So Long!
I will retire on March 26 that will be my last day. It has been a
pleasure serving this community and the nice residents and HOA.
Many thanks for your support.

Tax Time!!
The Board requested proposals from several different property
management companies for 2015 and beyond. After reviewing the
different proposals the Board narrowed it down to two companies
and ultimately chose CMS (Community Management Services) as
the new property management company for Savanna. On
March 31st 2015 our contract with Associa Gulf Coast will
terminate. The Board would have preferred not to change but after
extensive consideration the decision was made to go ahead and
switch. This means that future payments will need to be mailed to
the new management company “CMS” after April 1st, 2015. The
Board will be sending out advanced written notice of the change to
all Savanna residents and CMS will follow that notice with a packet
of information. Some action will be required from each resident.
We appreciate your patience as we transition our accounts and
responsibilities to CMS.
The United Way of Pasco County provides free tax preparation at
Publix on Collier Parkway. Tax preparation is done by appointment
only on Thursday and Saturday from 9:00 AM to 1:30 PM. To book
an appointment call 211. If you have any questions you can email
Jim Hammond @ JHammond48@yahoo.com.
*** New Exploratory Committee ***
The Plantation Palms HOA Board has established a new committee
for the purposes of gathering resident input on the golf course
property. It is the Boards intent to seek input and determine what
the residents feel is the highest and best use of the land formerly
known as the Plantation Palms Golf Course. Upon completion /
consensus of the highest and best use(s) of the now vacant golf
course property, the Exploratory Committee will present their
findings to the PP HOA Board.
Interested persons should submit their thoughts and ideas via email
to this address: land.study.pphoa@gmail.com
Savanna Board of Directors
Tim Hodes, President, hodes58@gmail.com
The committee will be accepting candidates until March 15, 2015 in
order to form the committee and come to a timely resolution on
what the residents feel is the highest and best use of the golf course
land. If you have any unique qualifications that would be of
significant benefit to the committee, please list such with your email
of interest to the committee chairman. The committee will be
limited to 5 persons total. The first order of business will be to
establish the remaining 4 seats on the committee. We look forward
to your participation and interest in this committee.
