Part 1: Some General Information to help you get started:
•
Check with the Planning Department (705-728-4784 Ext 2019) to determine
maximum size of deck that can be constructed on your lot.
•
Precast deck blocks may be used in some cases; however, deck cannot be
attached to a permanent structure, such as a dwelling.
•
All lumber must be a species of wood that is resistant to decay (eg. Cedar); treated
with a preservative to prevent decay or pressure treated
•
Minimum dimensional lumber for deck joist material is 2 x 8 (38 x 184)
•
A Guard is required at any point where the distance between the top of the decking
and the grade is greater than 23-% inches.

If the difference between grade and the top of deck boards is less than 5'11", the minimum guard height is 2' -11"
~
If the difference between grade and the top of deck boards is greater than
5'-11", the minimum guard height is 3'-6"
~
Maximum distance between pickets is 3-7/8" (100mm)
~
The BuildiflQCode does not permit any guards/support members that may
facilitate climbing. For example , some lattice designs can easily permit
climbing and so may not be used. The "rule of thumb" is that no cross
member or attachment that shall facilitate climbing can be used between 6"
and 2'-11 " from the top of the deck boards.

Not all composite decking and PVC guards systems have been approved
for use in Ontario. If you are thinking of using this type of material for your
project, call the Building Services Department before making your
purchase. For materials that have been approved, you will still need to
provide the applicable manufacturer's installation manual and engineering
date and/or Building Material Evaluation Commission (BMEC) approval.

Part 2: Permit Submission
1. What do I need to obtain a building permit?
For this project, you will need to provide the following forms and support documents:
a) Forms:
• Application for a permit to Construct or Demolish including :
o Schedule A : Structure Details
o Schedule 1: Designer Information, and
o Schedule 1A: Acknowledgement (of Applicable Law Approvals)
b) Support Documents
•
Copy of Deed (or proof of ownership of property recently transferred)
•
Letter of Authorization (if someone other than the homeowner is applying for the
permit)
•
Site Plan (two copies)
•
Drawings showing all materials and dimensions (two copies of each) including;
o Floor Plan View (including Foundation Plan)
o
o
Cross Section Plan
Structural Drawings
o Roof Plan (if applicable)
o Engineering (for engineered components such as beams, concrete and
trusses) (if applicable)
o Septic Use Permit (if applicable)
o
Stair Plan view
o Any other component which may affect the safety and comfort of an
individual
Note: If any of the required information is missing when the
application is submitted, the permit application may not be
accepted.

Part 3: Permit Fees
1. How much wi ll the permit cost?
The Building-Bylaw incorporates rules, regulations and fee information regarding building
permits. It can be obtained in person at the Township Administration Centre, by
contacting the Building Department by phone at the number below or through our website
at www.springwater.ca (Select "Services" from the blue bar across the top of the screen;
scroll down to "Building"; under Building Permits, in the second paragraph, click on the
word "here". The fees are on the last few pages of the document.
Part 4: Inspections
1. What type of inspections will be required for my project?
Inspections for this type of project generally include Footing, Framing and Final
Inspections. If any other inspections are required for your project, they will be listed on
the inspection agreement. Please be aware of all prescribed inspections for this type of
project according to the Building Code, as amended.

Part 5: SAMPLE Building Project Scenario
Owners: Dan and Jane Doright
Project Location: 71 Springwater Trail
Project: Construct a partially covered deck
The story:
Following their daughter's wedding last summer, The Dorights decided they really needed to
replace their existing deck with something larger including a portion that is covered so that
they can still sit outside if it rains, and after all, they do have another daughter and a son ...
They obtained a demolition permit to remove their old deck and are now ready to submit
plans for the new one. To save a few steps, they check the Township website at
www.springwater.ca to see if there is a Guide to help them with their project. A few minutes
later, they have printed A Guide to Constructing a Deck or Porch and an application form.
They contact Suzi Veri to assist them with putting their plans on paper and soon are ready to
submit their application. They contact R. Builder and Sons to arrange for them to apply for
and execute the permit application. The package of information they give to Rob includes:
