Because of my health, I have moved to Residential Care Facility and will sell the following Real Estate
and Personal Property at Public Auction

(According to the County Appraiser's office, the lot size is about 3.4 acres, total.)
Consisting of 1 ½ story, 2 bedroom, 1 bath home built in 1900, attached garage. The home is in need of
repair, there is some termite damage, and the property will sell as is.
Also there are several older barns and sheds on the property and the property is fenced. The owner
was running livestock here until recently. The property is in a nice location at the edge of town. Nice
lot with utilities. Rights to the natural gas transfer with the property.
TERMS: 10% down as Earnest Money on sale day with the balance due at time of Closing which should
occur within 30 days. Any arrangements for financing must be made prior to bidding on the property
at the auction.
TITLE INSURANCE/CLOSING: A title insurance policy will be issued through Anderson County Abstract
Co. for the amount of the purchase price with the costs split equally between the buyer and the seller.
Should a buyer need mortgage title insurance, it shall be their own expense. Administrative closing
fees will be split equally between the buyer and seller. The taxes for 2015 will be prorated to the actual
date of closing and based on the 2014 taxes which were $623.09 total, according to the Anderson
County Treasurer's Office
