Located in a landscape conservation area near San Josep at 100m
above sea level, the property offers an unobstructed panoramic
view of San Antonio bay. Surrounded by a traditional landscape
cultivated by farmers, it is an ideal refuge for stressed city dwellers, while only a 10 minutes’ drive from Ibiza town and the airport.
In San Antonio, a five minute drive away, there are sophisticated
restaurants offering international cuisine, and a large number of
shopping and leisure possibilities.
The property is lightly wooded and rises over several terraces from
its entrance. The Ibizan-style guesthouse stands on one of the
lower terraces. The site is completely developed and has its own
well. An approximately 220 metre long private road gives access to
the upper part of the site dominated by the impressive doubletowered façade of the main building.

Between the two round towers the broad façade of the main
building faces the undulating landscape and the sea.
The punctuated facades of the two towers rise defiantly and frame
the spacious glass-fronted middle section. Terraces on three levels
and a balcony invite you to sit back and relax. The 17 x 4.5m pool is
built into in the garden. The driveway is spacious and the garage
integrated in a natural way in the stone wall at the base of the slope.
The entrance portico with an art-deco projecting roof is elevated
three steps above the driveway.
The house offers contemporary domestic living on three levels, two
of which are accessed at ground level.
The entrance opens onto the unbroken space of a light-flooded
living hall which, in turn, opens onto an open-air roof terrace. The
façade can be opened from the floor to the ceiling by means of
sliding elements. An external staircase links the terrace directly to
the garden and the pool.

On the rare rainy day, the fireplace invites you to sit and relax in a
pleasant atmosphere. The round open kitchen is located in the right
tower with direct access to the terrace.
In the left tower with the balcony, an additional bedroom may be
built in if desired. Plumbing and wiring for an optimal bathroom are
available. The garden floor and the roof terrace are connected by
the indoor staircase at the entrance. The bedrooms with en suite
bathrooms and a fitness area with Jacuzzi and sauna are located on
the garden floor.
A broad glass front also connects this area to the exterior.
A marvellous panorama can be enjoyed from the sophisticated
roof-top terrace ambience. Masonry-built suites on different levels
alternating with large flagged terrace areas, and the two tower
terraces covered with bankirai wood are an excellent setting for
sophisticated summer night parties or a romantic evening for two.

The one-storey guest house is strongly influenced by Ibizan architecture. Units of different heights combine into a harmonious complex.
The numerous terraces offering open views to the sea are shaded by
pergolas. The bedrooms with en suite bathrooms are located around
the spacious high living hall in the centre.
Daytime living is centred in the hall, which functions as a cooking and
dining area. At the fireplace you can have an aperitif with your guests
while the last rays of the setting sun flood in through the glazed
doors. When you step outside, stairs lead up to the roof terrace, which
offers a spectacular view of the lights of San Antonio and beyond to
the open sea. And when the sun sends its first rays over the wooded
hills again, it is only a few steps from your bedside to the pool for a first
plunge into the refreshing waters to welcome the new day.

Light, matching colours give your personal style the widest possible leeway. The floors are covered with large-sized tiles. Under
floor heating in all rooms provides a comfortable indoor climate
even on chillier days.
Our interior designer’s furniture designs were brought to life by a
German master craftsman.
The guest house has a fully equipped, built-in kitchen and the
sanitation and fittings were designed by Philippe Starck.
The wellness area in the main building includes a sauna with a
view of the garden, complete with a multi-sensory shower and
Jacuzzi.
The site has its own well for the supply of water and is connected
to the GESA electricity grid.
The electro-technical facilities also leave nothing to be desired.
Both houses are equipped with video-intercom, alarm systems,
satellite TV and air conditioning.
