We take a considerable amount of pride in providing quality housing to anyone that meets our qualifications. The information below is provided to give an understanding of the qualifying procedure. All of the items below are necessary to assure the proper review of the application package. The following are credit guidelines set forth by Integrity Realty Group, LLC and/or Siegel Properties and its affiliates, regarding the approval of rental guidelines. They are as follows: 1.) Application: A signed and fully completed application for each adult over the age of 18. A $25.00* Application fee is required before your application can be considered and/or processed. Holding deposits ensure availability of said apartment. Payments are only accepted in the form of a personal check or money order made payable to SPP Properties or online through the PayLease system at our website www.parmaohioapartments.com. *(Application fee is non refundable) 2.) Credit Report: A credit report will be obtained for all applicants. A credit history for the past three (3) years will be used to evaluate the application. Negative credit information will be reviewed as to the age of the account, account type, and the extensiveness of the negative debt. Outstanding judgments or liens may not be accepted and if accepted will result in an additional security deposit amount equal to or larger than one month’s rent or possible denial. Any “open” bankruptcy is an automatic denial. Bankruptcy must be discharged and current credit after the discharge must be as agreed. An account over ninety (90) days is considered negative; excluding student loans, medical bills, or debt incurred under twenty-one (21) years of age. An account transferred to collections is considered negative. A charge off is considered negative. A utility collection must be paid and proof of payment is necessary. 3.) Rental History: Positive rental or mortgage payment history for six (6) months is required. Delinquent rental payments and/or failure to fulfill terms on prior lease are grounds for denial. The application will be denied if the prospective applicant has been evicted from a residential dwelling. Previous Residency- If the prospective applicant has resided at the current residency for less than one (1) year, it is necessary for the resident to provide the former landlord’s name, telephone number, residency address, length of occupancy, and rent. Rent must have been paid as agreed and the resident must have been in “good standing” with the previous landlord. Current Residency- The residency of the applicant will be verified. Rent must be paid as agreed and applicant must be in “good standing” with the current landlord. 4.) Employment history: Current and/or previous employments for six (6) months is required. New Employment- Employer must verify new employment by letter, stating starting date, position, and salary. Current Employment- Employer must verify new employment by letter, stating starting date, position and salary. *If the prospective resident has been employed less than three (3) years by the current employer, the name of the company, address, supervisor, telephone number, applicant’s position, and salary of the former employer must be provided on the application. 5.) Income Verification: Applicant(s) must supply management with written verification, three current paycheck stubs, income tax forms, or letter on company letterhead stating the applicant’s monthly gross wage and length of employment. The application will not be reviewed until verification is provided. 6.) Income Requirements: Applicant must earn three (3) times the amount of the monthly rent. 7.) Age Requirement: Minimum age of leaseholder is twenty-one (21) years of age. Roommate or spouse as leaseholder must be a minimum of twenty-one (21) years of age. If a roommate or spouse is under the required age, the roommate or spouse’s salary may not be used for salary requirements. 8.) Identification: Your current valid driver’s license or state ID card is required for each applicant and must be presented to a leasing agent. The application will not be processed until proper legal identification is provided. 9.) Prepayment of Rent: After careful review of your application, management may determine a requirement for an additional security deposit amount equal to or larger than one month’s rent. 10.) Pet Restrictions: A pet fee of $200 non-refundable and $25 per month per pet (up to 2 pets total per suite) is required for pet owners. Breed and weight restrictions may apply. 11.) Criminal Background Check: A criminal background check will be done on each applicant. Record of any felony or violent criminal offenses will be grounds for denial. *Roommate leaseholders and/or spouse leaseholders must also meet all requirements. There may be situations whereby the leaseholders will be requested to pay first and last month’s rent.
