Vol.XXX, No.22 www.realestatenewsline.com November 15, 2012 How to Dress for Professional Success By Rita Santamaria PRSRT STD U.S. Postage PAID San Antonio, Texas Paid Permit #1957 What is professional dress in this global melting pot we live in? We need to remember “when in Rome, do as the Romans.” That being said, the information below is with the agreement we are in the United States of America and therefore, my suggestions on professional dress would be for the office personnel residing in the USA. Many companies are requesting an informative and direct approach to employee dress. It has changed considerably over the years as our society has become more and more casual. Even while attending our churches and synagogues, the dress has taken more of a weekend relaxed style. When selling to the public and your job is sales, there are some guidelines that allow you to look professional while not “over dressing” for the cli- mate or client. Golf or collared shirts are good choices for men during the day. Loud prints or overly baggy shirts or baggy pants are not good choices. Dress slacks, not in denim, are the best daytime selection for men. Never wear a cap of any type while involved in your work day world. Even if selling country property, leave the cap at home. If you are selling farm and ranch, dressing for the ranch in denim, boots and a hat always are appropriate. Women should wear either dresses, skirts or slacks with blouses, jackets or sweaters. Revealing tops, tank tops or halter tops are considered inappropriate office attire. No denim, Bermuda shorts, capris in the sales per- son’s career wear. When in doubt always remember to dress better than you would for an athletic event. Men, the definite no-no’s for work are the following: tank tops, tee shirts, mesh shirts, warm up pants or sweat pants, blue jeans, gym shorts, any athletic wear. In many companies short sleeve shirts are not company appropriate, so ask about that prior to arriving on the first day of work. Ladies, the no-no’s for you in the workplace are: halter tops, tee shirts, cut-offs, sweat pants, warm-up suits, blue jeans, tennis wear, shorts of any kind, or low cut tops and too short skirts. Shoes should always be in good shape, shined, and never wear flip flops of any kind during your work day. Even in our more casual society there is a customer expectation as to appropriate dressing of their salesperson. More companies are reverting to the basics with specifics on what to wear and not wear due to aggravation by their customers and consequent loss of the sale due to the poor judgment of the sales person. When in doubt, dress up, not down and you will always be making the correct decision. November 15, 2012 www.realestatenewsline.com Industry Sound Off By Keith Gideon, Director of Professional Development Communication is Vital in the Real Estate Business Communication is vital when your business relies on relationships both with customers and co-workers, so maintaining integrity and showing respect for each other is paramount. Sometimes conflicts arise between agents or with their brokers, but it is important to remember that respect and fairness apply to our interactions with each other, and not just when dealing with clients. Conflict, when not dealt with properly, can lead to intense animosity, a breakdown in teamwork and many other negative outcomes. However, conflict also can result in helpful discussions that increase understanding of others and situations as well as renew a team’s confidence in its ability to work together and be a more cohesive group. People are not expected to agree on all things all the time, but conflict can be healthy when dealt with properly and resolved through effective communication. Remember that conflict can come in all forms-from something simple like a disagreement among co-workers about using the office copier to larger issues leading to a professional standards complaint or arbitration. Do you have a strategy for tackling conflict when it arises in your office? How do you ensure fairness to all involved when mediating a disagreement? Many of these conflicts can be avoided by maintaining open lines of communication between the people involved. If a concern arises, address it immediately to avoid a problem festering and leading to a downward spiral which can get out of control quickly. You can also consult your REAL ESTATE NEWSLINE contract or company policy manual as well as ask questions and be sure to attack the problem and not the person. Since you never know where your career will take you or whose paths you will cross again, it is important not to burn any bridges. Keep in mind that we are in the business of sales and relation- 7 ships, and that starts with how we treat others in our profession. The keys to protecting ourselves and our brokers is honest communication, addressing issues as they arise and appreciating opportunities to gain insights that result from seeing another perspective. October started off slowly but finished with a beehive of activity, especially during the third week of the month! On that third Monday the Executive committee met, followed by the Board of Directors meeting where a November date was set to start working on the Chapter business plan and budget for 2013. Yes, it is already that time! Then Tuesday was the bimonthly luncheon at the Old San Francisco Steakhouse where we were fortunate to have as our speaker Bob Rivard, Director of the online "Rivard Report" and former editor of the San Antonio Express News, from 1997 to 2011. Mr. Rivard detailed some of his earlier experiences while serving positions on five Texas newspapers, on the Newsweek editorial staff and as a foreign correspondent in Central America. He was instrumental in encouraging Mexican authorities to search for Philip True, the paper's Mexico City Bureau Chief, who was murdered in 1998 and whose body was later found in the desert in a hidden grave. That effort has been detailed in his book "Trail of Feathers Searching For Philip True." According to Bob, the "Rivard Report is all about urban renaissance, the movement to build a better San Antonio. We hope to be a catalyst for urban transformation and progressive economic and cultural development." The "Report" accepts and may publish submitted articles and photos that relate to the San Antonio story. You will find some interesting reading at the Rivard Report Facebook page. Wednesday we were off to the Alamo Draft House for the movie "Argo" along with about 50 others. What a great opportunity that was for REAL ESTATE NEWSLINE our Chapter members as the movie was free, and even for those who were not members the cost was only $5. We have Sue Trautner to thank for arranging the private showing and for picking a top rated movie. Even those who are not average 'moviegoers' came away agreeing that the movie was awesome! Major networking and just plain visiting before, during and after the show was a delight. On Thursday and Friday, in the SABOR auditorium, we offered the updated Sales Strategies Course (CRS 202) from the Council of Residential Specialists. CRS 202 is one of the core courses on the way to achieving the Certified Residential Specialist Designation and is designed to help agents close more buyers in less time what REALTOR® wouldn't want that? The instructor for the course was the very popular Gee Dunsten, who shares not only the techniques that he has found successful over his more than 30 years in the "trenches," but also those more up to date techniques required to service today's internet age buyers. There were about 30 students in attendance - some working toward the designation and some current Designees looking to update their skills. The CRS is considered the industry’s premier designation in residential real estate. With the CRS Designation, you become part of a network of more than 33,000 Certified Residential Specialists Designees and Candidates/General Members. 17 Remember, you do not have to be a Designee to be a member of the Texas CRS Chapter. At our planning session in November we will be looking at what educational offerings we will be providing next year. In the meantime there is a 20% discount being offered during November on several online CRS courses. Details can be found at www.TexasCRSChapter.com. So what is next? It is now time to attend the NAR/CRS Conference in Orlando and several of our Board members are scheduled to be there. As Chapter President I will be there along with our Treasurer, Attracta Schraer and Ways and Means Chairman, Yvette Allen. As a Council Regional Vice President, Sue Trautner will also be very busy at this meeting. We expect to share all we learn with everyone upon our return. Plans for the December Installation meeting at the Old San Francisco Steakhouse are coming along nicely. We are honored that the TAR Executive Officer, Travis Kessler will be here to serve as Master of Ceremonies, and we all know how well he handles that position. And our own Tom Patterson (Mr. CRS) will install the 2013 Officers. Registration for this event is now open at www.TexasCRSChapter.com and since we anticipate a rather large turnout you may want to register early. Stay tuned for more good things coming your way! 18 Dec 1 Dec 2 Dec 3 Dec 4 Dec 5 Dec 6 Dec 7 Dec 8 Dec 9 Dec 10 Dec 11 Dec 12 Dec 13 REAL ESTATE NEWSLINE Laverne Erskin ................The Artistry of Real Estate Ric Pierce ........................RE/MAX Preferred Vangie Trevino..................Kingsland Properties Kelly Lucas ......................Keller Williams Legacy Heidy Schaefer ................Coldwell Banker D’Ann Harper Edward DeWees ..............SWBC Mortgage Kathleen Kredell ..............Keller Williams Legacy Greg Langford ..................JB Goodwin Realtors Cathy Burrer ....................Vintage Texas Realty Angel Malone ..................Home Team of America Tim Brown ......................RE/MAX Corridor Melissa Cole Williams ......Stewart Title Vincent Foreman ..............Stewart Title Ron Mersinger ..................RE/MAX North Rachael Sandahl ..............Providence Title Shyler Leon ......................Coldwell Banker D’Ann Harper Judy Dunlap ....................Phyllis Browning Compnay Rosalinda Ramon ............SWBC Mortgage Dawn Ainslie ....................RE/MAX Associates Leslie Swasey ..................Alamo Real Estate Broker Jacob Aleman ..................Exit IH10 Cindy Mattice ..................SWBC Mortgage Tom Walker ......................RE/MAX Preferred Debbie McNeal ................Coldwell Banker D’Ann Harper Cathy McCanless..............Coldwell Banker D’Ann Harper Leah Dixon ......................RE/MAX Corridor Gilbert Moses ..................A&G Properties Services Chuck Paulette ................Keller Williams Legacy Scotti Evans ....................Trinity Title of Texas Robin Wysong ..................Trinity Title of Texas Willita Thompson ............Coldwell Banker D’Ann Harper Victor Yong ......................Keller Williams City View Terry West ........................Coldwell Banker Stagecoach Judy Dalrymple................Phyllis Browning Compnay Thom Perdue....................RE/MAX Preferred Paula Gulley ....................Phyllis Browning Compnay Christopher Alcala............Realty Executives of SA Yvonne Elizondo ..............Keller Williams Heritage Rick Clifton ......................Ultimate Real Estate Kevin Baksh ....................BHGRE Bradfield Properties Mark Castricone ..............Century 21 United Northside Doris Vicks ......................Howard Shelf & Associates Jerri Smallwood ..............Keller Williams Legacy Lily Stribling ....................Prudential PenFed Realty Jose Martinez ..................Stewart Title Janice Reed......................Request Investments Terry Reitz ........................Keller Williams Legacy Caesar Flores ..................Realty Executives of SA Eliott Izaguirre ..................Coldwell Banker D’Ann Harper Melanie Garcia ................RE/MAX Corridor Cathy Schuebel ................Phyllis Browning Compnay Priscilla Allen....................RE/MAX Associates November 15, 2012 Dec 19 Dec 14 Dec 15 Dec 16 Dec 17 Dec 18 Mike Campos ..................Coldwell Banker D’Ann Harper Mary Chavez ....................BHGRE Bradfield Properties Molly Harvey ....................ERA Colonial Real Estate Joe Jeffers ......................BHGRE Bradfield Properties Kim Thompson ................Keller Williams Boerne David Geramita ................RE/MAX Preferred B.K. Sente Mortgage Lands On Austin Business Journal’s Fast 50 For The Second Year In A Row Sente Mortgage was honored last Thursday evening at the Austin Business Journal’s Fast 50 awards ceremony. This was the second year in a row Sente was included on the ABJ’s Fast 50, their annual listing of the 50 fastest growing private companies in Central Texas. Sente Mortgage was ranked twelfth in the $10 Million+ revenue category and was the only real estate finance company to be included on this year’s list. Mortgage banker and Sente founding partner, Joe Brown was on hand to accept the award along with mortgage banker, Dominik Kilpatrick. Sente Mortgage received the rank- ing by growing revenues by 53% percent between 2009 and 2011. This award came the same week Sente celebrated their five year anniversary. Sente was founded in October, 2007 and most thought they were crazy for opening in the midst of the housing crisis and credit crunch—but they believed they could make a smarter mortgage company. And now, after delivering five years of extraordinary mortgage experiences and discovering many successful financial practices, they continue to share what they’ve learned in an effort to strengthen the financial foundation of families, communities and their country.
