North Mosman | Middle Harbour | Beauty Point
In 2013 Sydney recorded its strongest annual house price growth in a decade, increasing by
15%. The Lower North Shore exceeded the Sydney median with house price medians increasing
21% to $1.5m, and units increasing 18% to $710,000.
2014 is continuing the strong trend, and is shaping up to be a record-breaking year for
apartment and house sales in Mosman. Auction clearance rates are an excellent reflection of
market confidence. Sydney clearance rates are tracking at 70% versus the long term average
of 62%. LJ Hooker Mosman’s clearance rate is currently around 88%.
With interest rates remaining low and buyer confidence at an all-time high, now is a great time

Mosman statistics
In the first quarter of 2014 (January to March),
there were a total of 182 apartments/houses sold
in the Mosman postcode. North Mosman/Middle
Harbour/Beauty Point represented 20% of this
sales volume with 35 properties exchanged. The
cheapest house was a lovely Ourimbah Rd semi
on 288sqm fetching between $1.1m & $1.2m,
and the dearest was a luxury waterfront home
in Julian St selling for almost $14 million.
