A Home inspection is a physical non destructive inspection of the visible and
accessible areas and components of your possible new home. Renovation,
remodeling, refurbishment, or rehabilitation (hereafter, "renovation") of this
structure, or any part of this structure, may expose latent defects which were not
noted or were not visible at the time of the inspection. It is highly likely that
any structure (other than "new") has had problems associated with it in the past,
such as roof leaks, plumbing leaks, drainage leaks, and damage by wood-destroying
pests and organisms. While we strive to prepare an accurate report of the

condition of the property at the time of the inspection by visual means only, it
is virtually impossible to compile an exhaustive, complete, or definitive list of
defects and areas of concern in these circumstances due to the time-limited nature
and generalizations inherent with a home inspection, as well as areas of the
property not being visible, not being accessible, having been repaired and/or
painted, or being considered dangerous and unsafe. The information contained in
this report should not be construed as an exhaustive, complete, or definitive list
of defects and areas of concern for any structure. Normal ongoing maintenance will
be required. We recommend appropriately adjusting renovation budgets for
unexpected or unforeseen circumstances.
Many additional photos were taken during the course of the inspection that are not
present in the report
Wood Destroying Insects: As part of any real estate transaction it is always
advised to have a wood destroying insect inspection performed by a state licensed
Pest company before closing.
No organic growth (possible mold) was readily seen while doing the general home
inspection. Mold could be lying beneath surfaces not visible during the
inspection. The only way to know if this structure is free of mold is to perform
a "air quality test" If you or any member of your family has allergic reactions
to mold it would be recommended that this test be performed.

Marginal Summary
This summary is not the entire report. The complete report may include additional information of concern to the client. It is recommended
that the client read the complete report.
Exterior Surface and Components
1. Trim: Vinyl and wood , advise condo association of some open cracks in the caulking on
exterior trim. Front of house three seasons room
Garage/Carport
2. Attached Garage Door Opener: Craftsman , The electronic eyes on the
door work, but there is a second safety called the "downward
force" pressure that is not set properly.
The garage door auto reverse mechanism did not operate. All
garage door opening devices should have a safety feature which
automatically reverses the door if it strikes something while
closing. This feature reduces the risk of liability, damage,
injury, and possible death to a child or pet. Garage door
openers equipped with this feature usually have a sensitivity
adjustment. It is often set incorrectly or in need of
adjustment..See E-mailed link on how to set properly.
