Investment Proposal
Development of a chemical park on the location of an existing chemical
site “Prva Iskra” in Baric, near Belgrade, the capital city of the Republic of Serbia.
The carrier of the “Prva Iskra chemical park” project development is the EKO-DUNAV doo company
from Belgrade, which has run the storage facility for oil derivatives on the site, since 2006.
EKO-DUNAV is now looking for investors who would be interested in independent
or joint investment in manufacturing capacities in the field of chemical
and related industries, utilising all the benefits of the existing infrastructure.
Additionally, Eko-Dunav is ready for cooperation with partners who would
be interested in joint management and development of the chemical park.

Current State
The chemical site Prva Iskra Baric was the location for two chemical factories.
The first - TDI was dismantled, while the other that produced linear alkylbenzene (LAB)
is defunct since 1999 and will soon be dismantled from this location as well.
The tank farms with the reservoirs are in operation and are handled by the project
carrier, Eko-Dunav doo Belgrade.

The chemical site operates on a land area of 25 hectares with a developed
infrastructure for the functioning of the chemical and related industries:

The Sava river, next to which the site is located, is part of
the Danube waterway, 26 km from Baric

The local road is only 27 kilometres away from the E-75
international highway
PCIP is situated in a industrial zone, with no residential settlements in the immediate
vicinity. The Municipality of Barič is the part of Belgrade city, with excellent
connections to the city centre, which is located 28 kilometers away.
A hundred year tradition of chemical industry in this area, and traditionally
good relationship with local authorities are additional benefits of the PICP location.
PCIP site, and adjacent chemical industrial facilities used to employ
a number of local residents in the past.

Wider Surroundings
The planned highway route towards South Serbia, Montenegro and port of Bar on the
Adriatic sea will run adjacent to the PICP site, where a bridge across river Sava
is planned, meaning that the site will have even better road connections..

Belgrade also has a busy international airport, at a distance of
only 29 kilometres from the chemical park.
The construction of a bridge across river Sava is in the planning phase, right by
the PICP site, which would enable even faster access to the E-75 highway.
Belgrade is also a significant railway junction, with links to
the Bar port in Montenegro and Thessaloniki in Greece.

Proposal for Potential Investment Projects
•
The expansion of oil derivative tank storage capacity, having in mind the future
needs of Serbia for tank storage in accordance with EU regulations and standards.
•
Chemical distribution, logistic and storage center.
•
Water based emulsions plant. Eko-Dunav has already worked on this project,
having in mind the fact that this raw material for paint and adhesive production is
imported into Serbia, as well as the fact that this sort of production does not exist
in neighboring countries.
•
Electrolysis of salt. Since 1999, there is no functional electrolysis operating in Serbia.
All electrolysis products are imported at a level of cca 8 million Euros annually.
The price of electrical energy in Serbia is still at a low level (0.66 Eur/kWh, according
to Eurostat). On the site, there is also some part of the equipment needed
for chlorine storage.
•
Production of biofuels. There is no industrial production of bioethanol in Serbia,
as well as no significant production of biodiesel.

COMPANY PROFILE
EKO-DUNAV d.o.o was founded in 2006 as a project management company, and later on,
its activities expanded into tank storage. Eko-Dunav now controls the tanks at
the PICP location with a total capacity of 21 000 m3 .

The drinking water supply is via the municipal mains. Technical water is obtained
from wells outside the site and is distributed by a separate system.

Fire Protection
A fully equipped fire station with a reservoir of 5000 tonnes of water and
a main hydrant distribution network with pipes of 400mm in diameter guarantees
the safety of all of the buildings on the site.
There is a separate stable fire protection system in the fuel storage area.
