Application for Subletting IMPORTANT INFORMATION 1. Subletting takes place when a lessee/ tenant of a JTC factory, land or business park facility rents out a portion of his building space to another party – including one that he wholly owns or is related to. 2. The subtenant is required to comply with Urban Redevelopment Authority (URA)’s 60:40 industrial space usage rule, i.e. at least 60% of the floor space is used for industrial activities, including warehousing / storage. The remaining space can be used for ancillary offices, neutral areas and communal facilities. Subletting for office use is strictly not permitted. 3. Please read through the Policies and Procedures and the Terms and Conditions for Subletting on JTC’s corporate website at http://www.jtc.gov.sg, before proceeding with this application. You may also refer to JTC’s Subletting Handbook which can be found at http://www.jtc.gov.sg/Documents/sublet_handbk.pdf. Please submit your Subletting application form to JTC at least seven working days before your proposed Subletting commences. 4. The following information / documents should be submitted together with your application, where applicable: For all applicants a. Sublet Layout Plan – Sketching on existing building plans to demarcate the area to be sublet For subtenant whose usage requires c. Completed Public Utilities Board (PUB)’s water requirement form NEWater / industrial water or potable water consumption exceeding 500 m3 a month For subtenant whose usage includes d. Completed Land Transport Authority (LTA)’s land use proposal form warehousing For subtenant whose usage includes storage of petroleum or flammable materials exceeding SCDF’s stipulated exemption quantities For waterfront sites only For Jurong Island sites only e. Singapore Civil Defence Force (SCDF)’s approval f. Maritime & Port Authority of Singapore (MPA)’s approval g. Completed National Authority (Chemical Weapons Convention) Singapore (NACWC)’s form for companies / industries involving chemicals 5. A non-refundable administrative fee of S$500 (subject to prevailing GST) is payable at the time of application.
