your car(s) every 3,000 miles, and have a landscaper who cuts your lawn on a regular
basis.

Heritage Luxury Home Maintenance Plan
The Heritage Luxury Home Maintenance Plan includes two seasonal maintenance &
service visits per year – once in the spring and a second in the fall. Each time, a team of
maintenance service professionals will come to your home, all on the same scheduled
day, to perform a variety of necessary and routine home maintenance services and tasks.
The service professionals will include qualified maintenance technician(s), HVAC
service professional, a licensed plumber, and a painter.
PRE-SERVICE WALKTHROUGH & VISUAL INSPECTION
In the days prior to the day of service, a representative from Heritage Luxury
Maintenance will review a comprehensive list of routine maintenance items, perform a
visual inspection of these items inside and outside your home, and prepare task lists for
all of the professionals that will subsequently work on your home.
Items for the visual inspection will include:

cabinetry, fireplaces, stairs and hand railings, countertops, light switches, electrical

Sinks/faucets, cabinetry, countertops, shower valves, tub/shower grout/caulk joints,
toilets, ventilation, tile
The Heritage Luxury Home Maintenance representative will test all accessible interior
door locks, cabinetry knobs and pulls, faucets, toilets, light switches, stair handrails, and
many other items that may require regular household maintenance.
DAY OF SERVICE
On the scheduled day of service the technicians, vendors, and/or subcontractors will show
up to perform their tasks, making it a very convenient process for you. Upon completion
of the day’s work, you will receive a list of items that were completed and materials that
were used. We will keep and share with you a file of all paper work, for your records, to
show that your home has been properly maintained throughout the year. Payment will be
due on the day of service.

SPRING MAINTENANCE
During our spring maintenance day of service, we will address HVAC and plumbing
items required for the upcoming summer months, clean the gutters and downspouts,
check for any roof and flashing damage from the winter, review necessary interior and
exterior caulking, make any minor adjustments on interior doors and drawers, and more.
The following items will be included in our spring maintenance visit.
HVAC:
Clean all furnaces and air conditioners (up to 4 standard air conditioners and 4
furnaces are included, service on additional units can be added for an additional
fee of $100 per unit)
Adjust humidifiers for summer months and clean or replace humidifier filters.
Check dehumidifier filters and drain line.
Hose off and prepare air conditioner condensers for summer use.
Clean and blow out the ductwork for your dryers and bathroom exhaust vents.
Plumbing:
Check all toilets for normal operation and repair as needed.
Check all sinks for leaks and repair as needed.
Check sump pump(s) and ejector pump(s) for proper operation.
Add vegetable oil to all basement floor drains to prevent any sewer gas from
escaping.
Turn on (spring) exterior hose bibs.
Clean all accessible aerators.
Clean all shower heads as needed.
Flush out water heater as needed.
Inspect garbage disposal for proper operation.
Gutter cleaning:
Clean gutters and downspouts and verify that the downspouts extensions and
splash blocks are in place.
Inspect for any missing shingles and roof or gutter damage from the winter.
Painting:
One painter for the day – We will walk through your home on the day of service
and blue-tape all areas that will need repair - nail pops, millwork trim separation,
minor cracks and blemishes on the walls (faux painting and eggshell finishes are
not included)
We will paint your exterior gas meter pipe gray to protect against rusting.

SPRING MAINTENANCE - CONTINUED
Smoke detectors / carbon monoxide detectors:
Test all smoke detectors and replace batteries as needed.
Check carbon monoxide detectors and batteries as needed.
Vacuum clean all units.
Garage doors:
Oil and lubricate garage door tracks, rollers, hinge pulleys and springs.
Replace light bulb in opener if needed.
Change keypad battery.
Appliances:
Clean and vacuum refrigerator and icemaker coils.
Clean filters in range hood, if needed.
Cabinets, interior and exterior doors:
Adjust cabinet doors and drawers as needed (please let us know which ones are
needed)
Adjust interior and exterior doors as needed.
Inspect weather stripping and replace as needed.
Caulking:
Caulk tub edges, shower base as needed.
Repair caulking around edges of interior and exterior windows as needed. (Color
of caulk may not match perfectly due to weathering of the old caulk)
Repair caulking around light fixtures, PVC pipes, outlets and exterior spigots.
Repair caulking at base of exterior posts as needed.
Misc:
Clean all window well drains from debris and make sure drains are clear.
Change timer on landscaping lights, if needed.
Inspect for pests in the basement and other areas of the home.
If time allows us we will take care of any honey-do list that you may
have…Cleaning out the garage, installing any pre-purchased shelves, towel bars,
robe hooks, etc.

FALL MAINTENANCE
During our Fall Maintenance visit, we will address HVAC, plumbing, exterior, painting
and other items in preparation for winter.
HVAC:
Check all furnaces and air conditioners (up to 4 standard furnaces and 4 air
conditioners are included, service on additional air conditioners or furnaces can be
added for an additional $100 fee per unit).
Clean and check humidifier(s) (up to 4 humidifiers are included, additional units
can be added for additional fee)
Clean and blow out the ductwork for your dryer vent and bathroom exhaust vents.
Replace all needed filters for the HVAC systems.
Plumbing:
Check all toilets for normal operation and repair as needed.
Check all sinks for leaks and repair as needed.
Check sump pump(s) and ejector pump(s) for proper operation.
Turn off (winter) exterior hose bibs.
Clean all accessible aerators.
Clean all shower heads as needed.
Inspect garbage disposal for proper operation.
Gutter cleaning:
Clean gutters and downspouts and verify that the downspouts extensions and
splash blocks are in place.
Review any potential problematic ice damming areas for the coming winter and
review heat cable, snow-guard, or other alternative preventative solutions.
Painting:
One painter for the day – We will walk through your home on the day of service
and blue-tape all areas that will need repair - nail pops, millwork trim separation,
minor cracks and blemishes on the walls (faux painting and eggshell finishes are
not included)
Please remove all small items as needed.

All materials to be used (paints, filters, pads, batteries, caulk, light bulbs, weather stripping,
plumbing parts, etc.) will be additional cost to Owner
Miscellaneous: paragraph captions herein are for Heritage Luxury Maintenance, LLC and Owner`s convenience only and neither limit
nor amplify the provisions of this Agreement. If any clause or provision of this Agreement is illegal, invalid or unenforceable under
present or future laws effective during the term of this Agreement, then and in such event, it is the intension of the parties hereto that
the remainder of this Agreement shall not be affected thereby, and it is also the intention of the parties hereto that in lieu of each
clause or provision of this Agreement that is so illegal, invalid or unenforceable, there shall be added as a part of this Agreement a
clause or provision as similar in form and substance to such illegal, invalid or unenforceable clause or provision as may be possible
and as will be legal, valid and enforceable. Illinois law shall govern and control the construction and application of this Agreement.
This agreement constitutes the sole and entire agreement between the parties hereto, and no modification hereof shall be binding
unless set forth in writing, signed by all parties here to and attached hereto. This Agreement constitutes entire understanding and
supersedes any previous understanding, either written or verbal, expressed or implied.
Exclusions: This Agreement does not cover conditions due to misuse or abuse, fire, freezing, electrical, power surges, and/or water
failure, water damage, lightning, mud, earthquake, soil movements, storms, accidents, pest damage, ordinary wear and tear or acts of
God. Heritage Luxury Maintenance, LLC is not liable for failure to provide timely maintenance service due to conditions beyond its
control, including but not limited to, delays in obtaining parts, equipment, or labor difficulties. This Agreement does not constitute a
warranty or representation with regard to the covered property but is a preventive maintenance contract designed to provide early
treatment of conditions that might lead to further damage to the property. It is not intended to prevent all conditions from occurring,
which may require maintenance, repair or replacement. Heritage Luxury Maintenance, LLC shall not be liable for any damages to the
covered property arising from the acts or omission of third parties, including the owner and residents of the covered property, their
agents, contractors and invitees. THE UNDESIGNED OWNER AGREES TO HOLD HERITAGE LUXURY MAINTENANCE, LLC
HARMLESS FROM AND AGAINST ANY AND ALL DAMAGES, COSTS, EXPENSES, CLAIMS AND LIABILITIES ARISING
FROM ANY OF THE FOREGOING EXCLUSIONS.
Transfer of coverage: – If the covered property is sold during the terms of this Agreement, the homeowner may transfer coverage by
notifying, in writing 30 days in advance, Heritage Luxury Maintenance, LLC.
Renewal: – This agreement may be renewed annually at the option of Heritage Luxury Maintenance, LLC, in which event the
homeowner will be notified in writing of the terms, conditions and rate of renewal and shall at such time provide a signed
acknowledgment of such renewal.
Cancellation: - This agreement is subject to cancellation by Heritage Luxury Maintenance, LLC for any reason including but not
limited to fraud or misrepresentation concerning any covered item or any other facts related to this Agreement and/or for nonpayment
of the fees outlined in the Agreement.
Exclusions: The homeowner agrees to hold Heritage Luxury Maintenance, LLC harmless from and against any and all damages, cost,
expenses, claims and liabilities arising from other contractors/technicians during site visits and performed work.
