Serving as president of our chapter has been one of the most rewarding efforts of my career. However, I truly was a game manager as opposed to a star quarterback. Sherry is a tremendous asset to our membership, and is the reason why our chapter is so strong. Not only did she guide me through my presidency, but guided ever other committee chair, volunteer, contributory, and so on. Sherry creates an environment where serving is an honor and thoroughly enjoyable, taking care of the difficult and time consuming tasks of running the Chapter. As members, we are protected by our Executive Director, and I can’t thank Sherry enough for everything that she contributes. In addition, we have outstanding committees and committee chairs. To that end, the ongoing transition from a professional association to a professional society, for our chapter, has been promising. Our committee chairs, including Candidate Guidance Advisors Bonnie Roerig and Susan Ebert-Stone; and the Candidate Committee team of Jon Vaughan and Brent Henry, facilitated several social and learning events, creating a path to follow for those in line. We celebrated 14 new MAI’s and 3 new SRA’s in 2014, and 14 new AI-GRS and AI-RRS designations listed below: Sue Dickinson, our Education Chair, continued her services (with committee support), through 2014, creating an outstanding offering of classes, and some of the most informative seminars that I have experienced in my time with the chapter. Again, Sue is a pillar of the chapter and deserves great gratitude Richard Mosier continued to offer his services as Newsletter Editor and Bylaws Chair, in addition to his remarkable comedic skills. Richard Mosier, another backbone of the chapter, has committed hours upon hours of service, and I can say that it is truly appreciated. Although it’s been an honor to serve, I look forward to 2015. I think we have one of our most dynamic members, in Rodman Schley as in-coming President, with Mike Sullivan as Vice-President. With Rodman and Mike we have true talent at the helm. The profession is changing and our efforts to guide that change will be imperative as we move forward. Appraisal Institute involvement in 2014 included: •Input on the International Property Measurement Standard for Offices (IPMS), creating a uniform, consistent, and transparent method for measuring property •Providing new text including the publication of Valuing Contaminated Properties: An Appraisal Institute Anthology, Volume II • Completing numerous studies including a national research/survey report regarding the reduction in the number of appraiser across the nation •Providing real estate appraising education in the Persian Golf in partnership with Kuwait University •Testifying and adding input to numerous legislative actions, including new regulation on Appraisal Management Companies (AMC’s) •Creating supplemental Standards of Valuation Practice (SVP), allowing for a set of standards where national or other standards are not required •Creating two new review designations including the AI-GRS (Appraisal Institute – General Review Specialists) to be earned by commercial appraisers, and the AI-RRS (Appraisal Institute – Residential Review Specialists) to be earned by residential appraisers. The list above is only a small sampling of the efforts of the Appraisal Institute to guide our profession. I encourage the membership to continue to be involved and offer support. Again, it’s been an honor to serve and I hope to continue to volunteer in the future. Thank You Page 3 PRESIDENT’S REMARKS by Rodman Schley, MAI 2015: A Look Ahead Looking forward into 2015, I am both honored and humbled to have the opportunity to serve as the President of the Colorado Chapter of the Appraisal Institute. Over the past 16 years, the appraisal profession has put a roof over my family’s head, food onour table, and has provided “top shelf” opportunities to grow professionally. My service to the Appraisal Institute has always been deeply rooted in an obligation to give back to the profession that has given me so much. I am looking forward to honoring those who currently serve, and have served in the past, by giving this position the focus and respect that it deserves. It has always amazed me to look around institute functions, and see so many of the faces that welcomed me into this profession in 1998. You have all been such incredible mentors, and have served our profession selflessly. I will forever be grateful for your energy, and for sharing your wisdom with those who were looking to break into this career. I am also excited to look around those same rooms, and see the new faces. You are the future of our profession, and the future of the Institute. While in Chicago for a leadership event, I was asked by our fearless Executive Director Sherry, “what is the goal that you would like to submit to AI National on behalf of the Colorado Chapter?” My response was both short, and simple. This year, let’s get back to having fun. Of course having fun does not mean shelving the important matters at hand, but let’s take care of business while taking care of one another. My mother’s passing last July taught me invaluable lessons on how fragile life is. It’s short folks. If you are doing things that are not fun, you had better get on to doing something else before its too late. I can’t help but reflect on the professionals who have mentored me, as I muddled down this career path. To you, I am eternally grateful. You gave me one of the greatest gifts you could possibly give, knowledge. I can only hope that I have been able to impart some of my wisdom throughout the industry, as repayment to the mentors who believed in this crazy kid from Nebraska. The great thing about what we do, is that we will NEVER stop learning. Every morning I wake, I know that the day will bring me a new piece of knowledge that will help me continue to grow personally and professionally. Finally, I am here for you. Mosier, MAI Renaissance Man Winelight, by Grover Washington Jr., ca. 1980 I just recorded this album from my vinyl collection to a CD. I used a “Crosley” reproduction of a radio/ record player, ca. 1940, with the added features of a CD player and recorder. Now I am grooving to it on my laptop computer. I guess I am the Renaissance Man. And I have to be to continue in this business. Let’s compare paradigms: When this album was new in 1980, on the day after Thanksgiving, I might go into my den with the newspaper (remember those?) under my arm. It was a roll of newsprint 6 inches wide with all the ads for after-Thanksgiving Day sales. Also under my arm tucked against my ribs is another 2 inches of flat, canary-colored, legal-sized typed pages that is the draft of my demonstration appraisal report. In my other hand is the big mug of coffee made in my Westbend percolator. I put the newspaper aside for later and settle in with pillows and a giant clipboard to take advantage of my drive this morning to work on the Demo. I sit on the floor equal distant between the two large speakers to get the best stereo effect. I work best when there is background noise, so I put on the record. It is number three in the stack on the RCA that will hold only three vinyl records before the weight causes the turntable to drag and distort the sound. I get well into the neighborhood description editing my draft when “Just the Two of Us” sung by Bill Withers comes on, and I have to put down my pen and clipboard and drift with the music with my eyes closed. Wouldn’t you know, the music gets to the steel drums—the best part!—and the kids wake up and come in. The trance is broken. I will have to wait until late some night when the kids are in bed to hear it. I even lost my drive to edit my Demo. I reserved time with our secretary (remember those?) to type the final draft next week, so it had better be tonight or tomorrow night when I get back to that. But right now the Roadrunner and Wile E. Coyote is on TV so the kids and I watch the animated violence. Some things never change: I still have deadlines; I still need background noise; I still need coffee; kids still interrupt, although not so much 34 years later; and Wile E. Coyote still has not caught the Roadrunner. Today, the day after thanksgiving, I take my newspaper (1 inch thick at most when folded over) and laptop (containing all of my business but only some of my music) under my arm and my coffee in my other hand to the den. There I get comfortable on the couch (it’s too hard to get up from the floor, now) with my laptop to begin this article. Deadlines, you know. Grover Washington and Bill Withers are right there on my laptop anywhere I go. The coffee is fresh-roasted Ethiopian, ground this morning in my electric grinder, and poured from my French press. I am still at a loss for a topic, so what do you know? Two or three clicks on the internet (accessed by my own personal WIFI modem) and I am onto the AI website, Professional Practice tab, Hot Topics category. There I find links to articles from the Appraisal Journal, books published and courses referenced on these topics: •Value of the Going Concern •Appraisal Review •Developing a Capitalization Rate •Appraising Energy Efficient Improvements Who among us cannot be better at addressing these topics in our everyday work? And who having gotten his/her designation more than five or 10 years ago (33 years for me) couldn’t use a refresher. Referring back to the former me in 1980, the Lum Library was available then, but I had to go there in Chicago to get the most recent literature, or have it mailed or key parts of it faxed. Now it’s at my fingertips over the internet, as well as a staff that will research articles and books for me, all from my laptop as I sit sipping coffee and listening to cool jazz. Speaking of the AI website, all the latest news is available there, too. Candidates, look for a new provision to “eliminate the minimum length of candidacy required for general and review Candidates for Designation who do not already hold an Appraisal Institute designation.” This means that the fast-trackers will not be held back by a minimum length of candidacy. It will go out with the 45-day notice and likely be approved by the Board in January. There is plenty of other news on the web site and it is new and improved for better navigation. Go there. Get informed. I just learned from the President’s monthly letter to the general membership (which you receive via e-mail) that Harold McCloud received the Volunteers of Distinction award. Appraisal Institute ® Professionals Providing Real Estate Solutions Page 5 Parker’s Harold McCloud Honored as Appraisal Institute’s ‘Volunteer of Distinction’ Harold S. McCloud, MAI, of Parker, Colorado, was recognized today as the Appraisal Institute’s November “Volunteer of Distinction” for Region II. The Appraisal Institute is the nation’s largest professional association of real estate appraisers; Region II consists of Colorado, Iowa, Kansas, Missouri, Nebraska, Oklahoma, South Dakota, Utah and Wyoming, as well as Manitoba and Saskatchewan, Canada. McCloud is a member of the Colorado Chapter. “Harold McCloud is an exceptional ambassador for the Appraisal Institute,” said Appraisal Institute President Ken P. Wilson, MAI, SRA. “We’re proud to be represented by individuals like Harold, who faithfully serve our organization and the real estate valuation profession, as well as their local communities.” McCloud served as Colorado Chapter president in 2006, vice president in 2005, treasurer in 2004 and secretary in 2003. He was regional representative from 2000-01 and candidate guidance chair from 1996-99. He was a participant at the Appraisal Institute’s Leadership Development and Advisory Council Conference in 2007, 2010 and 2014. McCloud has been president at McCloud & Associates, in Parker since 1995. He has been involved in the real estate valuation profession for 29 years. He holds a bachelor’s degree from Metropolitan Harold S. McCloud, MAI State College in Denver. He joined the Appraisal Institute in 1987, and received his MAI designation in 1992. He was a council member for the Town of Parker from 1994-96. He is a charter member of the Parker Rotary Club and has served as a member and president of Parker Rotary Club Foundation Board, as well as various Rotary programs. After college, I spent a couple of years teaching in Japan before I moved to Colorado in 2001 and became a high school teacher in Thornton. In 2006, I transitioned out of teaching and decided to pursue a career as an appraiser. I was lucky enough to find a position as a trainee with Chet Buhrmann in Longmont. In addition to the vast appraisal knowledge he shared, Chet was a fantastic supervisor and taught me the right way to treat clients, property owners, and fellow appraisers within the industry. Early in my appraisal career, I found a job at CORE Realty Advisors, and continued to learn the industry from a knowledgeable and generous group of appraisers that included Larry Close, Craig Dickson and Brian Floyd. I am so thankful for all of the time and energy these wonderful appraisers spent sharing their experience with me. The designation process was a great learning experience and helped me truly grow as an appraiser. Like many things in life, it was as much about the journey as it was about the destination. I encourage anyone considering it to simply start taking classes. Before you know it, your knowledge base will have expanded and your list of designation requirements will have shrunk to a manageable size. I am very proud of the designation as a career milestone and I look forward to what might be next. My future plans involve continuing the growth of my appraisal business. In July 2014, I started CoVal Partners with Paul Kalish. Although I am still early in my career as business owner, I have already been greatly rewarded by the challenge. Of course the most important part of my life is my beautiful wife, Kim, and our two daughters, Bronwyn (3) and Hazel (2). They keep me busy. When I’m not appraising or spending time with my family, I enjoy urban adventure racing and brewing a great craft beer. August 9, 1936 to December 7, 2014 Peter was a fourthgeneration Denver native. After graduation from Stanford, he went into the Marines where he was a tank commander and aide-de-camp to the commanding general. In 1961 he married fourth-generation Devon (Adams). They had a fifth-generation Karen (Fisher) and Amy (Nicoll), and six grandchildren. Their marriage was a 53-year storybook tale of love and affection. It is unfortunate that has to end. He went to work with his father in 1960. Peter was an exceptionally well known and well respected real estate appraiser and counselor. He served the American Institute of Real Estate Appraisers in dozens of capacities including national president. The Counselors of Real Estate (in Chicago) sent this to the membership. “It is with profound sadness that we inform you of the passing of Peter Bowes Sunday evening, referred to by many as “The Counselor’s Counselor,” in Denver. As you may know, Peter had been in ill health for some time. Fortunately, despite his weakened condition, the family was able to bring Peter home from the hospital a few days ago and Peter’s passing was peaceful, surrounded by family. Peter served the Counselors in numerous roles. His clear, concise thinking, his ability to get to the heart of the matter, his uncompromised integrity, and perhaps, most of all, his ever present willingness to be there for others - in good times and bad - will be sorely missed.” He was a member of the Marine Corps Memorial Association and the National Association of Professional Engineers. Examples of board service include Downtown Denver, Inc., Downtown Denver Partnership, First National Bank, Rotary (President), St. Luke’s Episcopal Church, Havern School. There is not room for a full list. Peter spent his life serving. He served his community, his profession, his family, his country, and his God. He served until sickness took him down. He will be greatly missed by the Colorado Chapter. Deceased Jim Shannon After many years of suffering with Alzheimer’s Jim Shannon died on November 10th. He was born in Boonville, Missouri and was raised in a farm/ranch operation. His family raised and trained horses as part of the family income. Jim was an accomplished horseman and showed many horse shows, County Fairs, State Fairs and the American Royal (Denver Stock Show equivalent). He played high school basket ball. He attended Rockhurst College in Kansas City for two years thin joined the Air Force. He was first stationed in Rapid City South Dakota while there married his home town sweetheart Paula and finished college. They were thin transferred to Turkey were their son Mitchell was born. After the military he spent a year as a claims adjuster in Kansas City. He came to Colorado to visit his brother liked the area and landed a job with Columbia Savings and Loan. Benton Lewis and Don Boyson were his early mentors. AS most of our fellow appraisers know Jim earned his SRA Designation and became a very respected appraiser with a specialty in Relocation work. He is survived by Paula and his son Mitchell who is a salesman with Re-Max Masters. Page 11
