It can be difficult for farmers and growers to evaluate the benefits of new equipment just by looking through a catalogue, and
shopping around is difficult if you need to visit several different

Agri-Expo offers an extra dimension is in professional services,

Manager’s Mutterings…….
Why does February always seem to be the coldest month of the year, even if it isn’t? Despite the fact that the days are definitely getting longer, it is still dark in the
morning when I get up and dark when I get home. I know this is the same for a lot
of you and I am sure that we are all looking forward to the Spring.
Many of you will have noticed that fuel prices have been dropping since the autumn and for many, the current prices have been the lowest for a number of years. Business has been
brisk and our supplier, Sprint Fuels, has been working really hard to deliver all the orders requested.
Despite the volatility of the prices, Sprint have continued to offer really competitive prices with a great
service. If you haven’t tried their service, now is a great time to see what you have been missing.
The supply of fertiliser is another service that is growing in momentum and it is always worth calling
the office and seeing what is available. For Sussex Members, please call Rosie on 07776 302847.
Agri Expo is less than 4 weeks away. I hope to see you all at the show; it is looking like this year will
have more exhibitors than ever so you should have an even better time!
It is looking increasingly like we may well not get much snow but February is an unpredictable month
so for those offering snow clearance services, please do watch out for the emails and calls; we were
still clearing snow in March a couple of years ago!
Good luck with February and don’t forget where we are if you should need help.

Peter Elliott Burden
27 November 1943 to 19th January 2015
RAMSAK would like to offer their condolences to the Burden
Family. Burden Bros and Burden Bros Agri have been our members for many years. Peter passed away suddenly on Monday 19th
January 2015.
Peter’s funeral will be held on Wednesday 11th February at 12pm
at The Garden of England Crematorium, Bobbing, Sittingbourne,
Kent ME9 8GZ. Dress code is shooting gear, farm clothes, suits or
scruffs, whatever you feel most comfortable in. Friends and acquaintances are invited afterwards in celebration of Peter’s Life at
Old Rides Farm, Eastchurch, Isle of Sheppey ME12 4BD in the
warmth for addresses and a last soup and beef roll with Peter.
The family have requested no flowers, but a collection will be made
on the day for Kent Air Ambulance, Devon Air Ambulance and
Westlands School Young Farmers Club. Donations can also be
made via R High & Sons Funeral Directors, Sittingbourne, Kent.
Sprint Fuels are currently offering a
discounted rate on their oil fired boiler
servicing. The offer is for a limited time
until the end of February 2015 and will
be charged at only £65 + VAT, including
a replacement Oil nozzle. To book your
service, please call 01622 815356.
What will the new regulations allow?
The new briefing looks at the key changes to the
General Permitted Development Order and how
agricultural buildings can be converted to resiWhat will you use yours for?
Converting a barn can make for an exciting reno- dential use without the requirement of planning
vation project, and one which can generate a permission..

steady stream of income too.
farm to be turned into a maximum of three
houses.
 up to 500 sq m of agricultural buildings on
each farm to be changed into schools and
nurseries.
This is a great opportunity for derelict barns to be
brought back into regular use, without the complication of having to seek planning permission first.
BARN CONVERSIONS
RAMSAK can help you take advantage of the new legislation that
has come into force regarding the
conversion of redundant agricultural buildings. Assisting will all aspects; from legislation, planning,
supply of materials, construction
and plant hire to landscaping and,
ultimately, its rental.
The legislation, which came into force in April
2014, will allow the conversion of farm buildings
where they no longer needed for businesses.
Development is restricted to up to three dwellings, without agricultural or other ties, through a
simpler process than by applying for planning
permission.
Increasing numbers of farms are investing in
modern, more efficient agricultural buildings,
which have left old livestock housing and farm
buildings to go to ruin. New guidance announced
by the Government will now allow farmers to turn
unused agricultural buildings into homes. Experts
claimed this can turn a cost into a potential new
revenue stream.
In summary, the order creates a new class of
permitted development ‘Class MB’, which allows
change of use from agriculture to residential use.
The changes are a great opportunity for farmers
to use buildings to help solve rural housing shortage issues. National Planning Practice Guidance
(NPPG) planners are keen for farmers to consider the provision, size, location and quality of
houses required for older people in future, as it
can be hugely difficult for households wishing to
downsize to find smaller, more manageable homes they require.
The change of use for conversions avoids problems without agricultural occupancy conditions
(AOCs) which often underpin rural buildings.
AOCs prevent the sale of farm houses to owners
unwilling to take on the land associated with the
building for agricultural purposes.
The Government’s proposals will also allow the
conversion of farm buildings into state funded
schools and registered nurseries of up to 500
square metres.
Change of use Requirements:
1) The buildings are agricultural and are genuCafe and shop

builds).
3) Prior approval is obtained from the Local
Planning Authority for siting, design, access/
highways, noise pollution, ecological/bat
surveys, land contamination and flood risk.
As such landowners are unlikely to have
“free rein” to do what they like
with their buildings.
Things to watch out for:

lose permitted development rights for new farm
buildings. Farmers are advised to consider when
they are likely to erect new farm buildings under
the Part 6 of the Town & Country Planning General Permitted Development
Order 1995. If permitted development rights
were used to construct new agricultural buildings
after the August 6 2013 no rights will be available
for change of use to dwellings.
Farmers in national parks and areas of outstanding natural beauty are urged to be cautious, as
these areas are exempt from the new proposals.
In these areas the rules remain more stringent,
but the Government has also indicated that communities in these areas need to grow and prosper.
Living space
Many modern parents are finding that their children fly the nest –only to come back again! The
problem is, where to put them? Converting the
barn could be the perfect option! Then it could
make a lovely property to retire to later in life!
