Terms & Conditions of Allotment The name of the scheme in Andaaz Developers and the name of the Project under this scheme is "Anushree Aawashiy Yojna" The applicant should be the citizen of India and should have completed 18 years of age of the time registration in this scheme. An eligible person can submit only one application in his / her name but he / she can apply different size plots separately under this scheme. The size of plots under this scheme is only 100 Sqr. Yds. The Company will allot the plot to the applicants after complying with the usual business conditions with regard to the payment of the total amount of the plot and acceptance of terms and conditions of sale within the stipulated time period as prescribed by the company. Applications not accompanied by valid certificates / affidavits of incomplete in any other respect or any application received after the last date of payment submission are liable to be rejected at the sole discretion of the constituted attorney of the company The Application / allottee undertakers to abide by and comply with all the lows, Rules and regulations, Terms and conditions applicable / made applicable to the said residential / commercial plot project. If the client will not submit his/her balance amount on or before the date, then the Company reserve the right to cancel the ownership of plot. In such case company will refund 50% of the amount received by the company 9. If any applicant wants to cancel his/her registration once they have applied for a plot under this scheme, then the company will refund booking amount money after deducting 50% of the same 10. If any applicant wants to cancel the ownership of the plot after submitting the total amount of the plot, then the company will refund his/her amount deducting 50% of the total cost. 11. The company will provide the Maintenance & Security Service and will charge for these services of annual basis every year @ `. 4 P.SY. for 2 Yrs. 12. The applicant allottee have to pay a penalty of 10% of the Basis Cost as the late fees in case if he/she fails to pay maintenance & security charges as on or before their due date. 13. In case if any client fails to pay the maintenance & security charges on time, then the company is not responsible for the security of his/her property or not be responsible if anyone encroaches his/her property and the client and not blame the company for any loss what so ever. Moreover the company will provide the maintenance service for common area to such clients. 14. The company reserve the right to cancel the registration/allotment of the plot in case if any cheque for the Registration amount or the Balance amount for that plot bounced/dishonored due to customer's fault. 15. The application /allottee shall before talking possession of the residential/commercial plot, must clear all the dues towards the residential/commercial plot and have the conveyance Deed for the said residential /commercial plot executed in his favour by the company after paying stamp duty, registration fee and other charges/exenses. 16. If an applicant is getting a corner/park facing, wide road facing plot, them the applicant has to pay 10% extra of total cost of the plot as P.L.C. 17. The company will start giving facilities like concrete roads and water supply only when at least 25% allottees will make their housed in the township. 18. The company can changes its scheme at any time and the applicant are not supposed to show any objection on the same. The company reserve the right to increase or decrease the no. of plots in this Scheme. 19. It is made clear that it is not possible to check the eligibility of applicant at the time acceptance of the Registration form. Therefore, those who are not eligible would register their name at own risk and wouldn't be entitled for allotment of plots if at a later stage it is detected that they are not eligible under the scheme. 20. All allotment shall be made on fee hold basis. However, the title shall be transferred only when Sale Deed / registry is executed in favour of the allottee and is registered in the office of sub-Registrar. 21. The allotment has to execute a sale deed/registry within six months after getting the Allotment of the Plot. 22. All the allottees are liable to make the boundary wall of their residential/commercial plot within a year after getting the registry of that plot. 23. The applicant will have to take return promise the transfer his/herregistration/allotment of residential unit from the company and is liable to pay a transfer fee@Rs. 50per Sq. Yd. and administration expenses. 24. The company will start the execution of registry process after 12 month's giving the allotment of the plot to the client/allottee. The company will inform every client once the registry process start. It is mandatory for every client/allottee to acquire an NOC and a registry date from the head office of the company before going for the execution of the registry of sub registers office / court. 25. The company reserve the right to alter/amend/modify any of the terms and conditions of application eligibility and allotment at its sole discretion or as desired/directed by the govt. the state/india. The consequence of such alteration/amendment/modifiction will be automatically binding on the applicants, without any further reference of them. 26. If misrepresenting/concealment/supperssion of material facts and found to be made by the applicant allotee, them the allotment of the given plot will be cancelled of the immediate effect and the total amount of the will be refunded after deducting 50% of the same 27. Company will refund client money in the same manner in reach client paid to the company 28. The courts at Delhi along shall have jurisdiction in case of any dispute. 29. All statutory charges, taxes, cess & other levies demanded or improved by the concered authorised on the land or residential/commercial/farm house unit shell hence forth be horne by the intending allottee(S) 30. If the client/allottee want to cancel the booking of the Residential/commercial/farm house plot / shop once, they have applied for the Plot/Shop, then the company will refund his/her amount after deduction 25% of the amount received by the Client. The company will refund the amount only in favour of the applicant/allottee. 31. This provisional Allotment letter contain 12 pages and it is duly signed by the Authorised signatory on the 1st and the 11th page. It is the responsibility of the allottee to submit the xerox/photo state of this provisional Allotment letter to the company within 15 days (from the date of Issue) after duly signed on first and the last pages of the agreement. 32. Registration Amount will be refund after the end of Scheme ("Anushree Aawashiy Yojna") 33. Last date of submission the form is 8th April 2015. 34. Lucky Client will get 100% buy back Guarantee & Gegistry Free. 35. Registration Amount ` 2100/36.
