Following our evaluation, we will compile our findings
in an easy-to-read report, which will include detailed
descriptions and high-resolution digital photos of any
issues we’ve discovered. We’ll email you your report
within 24 hours, and we’ll also mail you a hard copy,
along with the Now That You’ve Had a Home Inspection
home-maintenance book. And our job isn’t finished
until you understand everything in your report.
Buying a home can be a stressful process. But
chances are most of your inspection will be related
to maintenance recommendations and minor
imperfections, and these are good to know about.
Are you building a new home? We will come out during
three critical phases of the construction process
to make sure that your project is being executed
according to your specs. We can verify that scheduled
work has been completed before you make a payment
to your contractor.
The issues that really matter will fall into four categories:
1. major defects, such as a structural failure;
2. conditions that can lead to major defects, such as a
roof leak;
3. issues that may hinder your ability to finance,
legally occupy, or insure the home if not rectified
immediately; and
4. safety hazards, such as an exposed, live buss bar at
the electrical panel.
Anything in these categories should be addressed
as soon as possible. But it’s important to realize that
a seller is under no obligation to repair everything
mentioned in your inspection report. No house is
perfect. Keep things in perspective. And be sure to call
us to help you devise an annual maintenance plan to
keep your investment in top condition for years to come.
Seller’s Pre-Listing Inspection
Are you selling your home? Let us inspect it before you
even list it. A Seller’s Pre-Listing Inspection alerts you to
any defects or problems with your home so that you can
address them before prospective buyers discover them.
This is a great option for sellers who don’t like surprises,
especially the kind that slow down or derail a real estate
transaction. You can then take the time you need to
obtain reasonable repair estimates. Avoid 11th-hour
negotiations and delays, and justify your full asking
price by having your home for sale inspected now.
We can also return for an 11th-Month Builder’s
Warranty Inspection so that you don’t have to pay for
replacement or repairs of items covered under your
contractor’s warranty.
Condominium Inspection
This inspection is crucial so that you don’t get stuck
with a large assessment from your condominium
association once you’ve moved in. Many associations
either don’t budget for or aren’t aware of needed
maintenance and repair of structural and permanently
installed items. This inspection will give you the
leverage you need to have problems taken care of
before you become responsible for them.

No home is perfect, not even a new one. After your home
is built, we will inspect it to confirm that the work was
done properly and according to your specifications and
contract. We can also help you devise a punch list for
your contractor of any missing or deficient items so that
you don’t have to go out of pocket for contracted items.
• Phase One is the pre-backfill inspection of the
foundation and drainage preparations.
• Phase Two is an inspection of the completed
framing before the drywall is installed, as well as an
assessment of the home’s major systems, including
the electrical, plumbing, heating and cooling
components.
• Phase Three is the pre-settlement walk-through to
help you and your general contractor devise a punch
list of remaining items before you finalize payment.

We encourage you to attend your inspection so that we
can describe our process, explain our findings, point
out important maintenance items, and answer all of
your questions. Your inspection will take from two to
four hours to complete, depending on the size and
