And our job isn’t finished until you understand everything in your report. Buying a home can be a stressful process. But chances are most of your inspection will be related to maintenance recommendations and minor imperfections, and these are good to know about. Are you building a new home? We will come out during three critical phases of the construction process to make sure that your project is being executed according to your specs. We can verify that scheduled work has been completed before you make a payment to your contractor. The issues that really matter will fall into four categories: 1. major defects, such as a structural failure; 2. conditions that can lead to major defects, such as a roof leak; 3. issues that may hinder your ability to finance, legally occupy, or insure the home if not rectified immediately; and 4. safety hazards, such as an exposed, live buss bar at the electrical panel. Anything in these categories should be addressed as soon as possible. But it’s important to realize that a seller is under no obligation to repair everything mentioned in your inspection report. Seller’s Pre-Listing Inspection Are you selling your home? Let us inspect it before you even list it. We can also help you devise a punch list for your contractor of any missing or deficient items so that you don’t have to go out of pocket for contracted items. • Phase One is the pre-backfill inspection of the foundation and drainage preparations. • Phase Two is an inspection of the completed framing before the drywall is installed, as well as an assessment of the home’s major systems, including the electrical, plumbing, heating and cooling components. • Phase Three is the pre-settlement walk-through to help you and your general contractor devise a punch list of remaining items before you finalize payment.
