The Building is now registered with Great Forest Inc. as a Recycling Commercial Building in accordance
with Local Law 19. Paramount Group will help you get started with implementing recycling in your office.

Billing Address:
The billing address should be established prior to move-in. The Management Office has the capability to
send a copy of an invoice to another address, if desired.
Tenant Insurance:
All leases include a provision requiring Tenants to have public liability, fire and extended coverage
insurance for all Tenant belongings located in the Tenant’s premises. Tenant must also maintain general
liability and property damage insurance designating the following as “Additional Insured’s”:
Paramount Group, Inc., &/or WCF Paramount 745 Property LP, &/or WvF 745, Inc., &/or WvF-Paramount
745 Investor, L.P., &/or WvF 745, L.P., &/or Paramount Development and Investment, Inc. &/or New York
State Teacher’s Retirement System.
The Certificate of Insurance must also contain agreements by each insurance company providing coverage
that such coverage will not be materially changed or canceled with not less than thirty (30) days prior written
notice to Paramount Group, Inc.

During non-business hours, the concierge on duty will answer the telephone and take messages for the
Management Office. We will respond to your inquiry as quickly as possible.
All requests for building services should be entered into AwareManager. This is a web-based system
created for tenant’s to view building notices, submit work requests and request vendor/visitor access to the
building during regular hours and off hours. The request is electronically dispatched to the appropriate
personnel to address this service. If you have a question about whether or not a service is billable, please
contact the Management Office.

Building Security: Overview
The security of 745 Fifth Avenue and our tenants is one of our highest priorities. Consequently, we have
developed and implemented a system to maximize personal safety and minimize property damage and
theft. Our security system is composed of many elements including a computerized fire and smoke detector
and sprinkler system, a state-of-the-art digital camera recording system, and two-way radio communication
between the Management Office, security staff and Building Maintenance personnel. Specific elements of
our comprehensive security system are outlined in this section. Bear in mind, however, that the ultimate
responsibility for security in your suite rests with the Tenant.
Building Security: Building Entry
Normal entry hours are from 7:00 am to 6:00 pm, Monday through Friday. During this time, Tenants will be
required to show their picture ID card for access. If their card is not available, Tenants will be required to sign
in the logbook provided. After hours entry requires signing into the logbook provided. Exiting the building
after 6:00 pm and prior to 7:00 am also requires signing out in the logbook provided. During weekends and
after hours, all tenants are required to sign in and out when entering and exiting the building. This process
will enable us to ensure better tenant safety and notify each individual if any emergency should arise.
An on-line visitor system is utilized by the Tenant inputting the names of visitors in advance. The guest will
check in at the lobby desk, be asked for a photo ID and a guest pass will be printed, allowing for access to
the elevators. All visitors are required to sign in and out after hours, even if previously entered into the
system.
Building Security: Deliveries
All deliveries must be made at the freight entrance located at 12 East 58th Street. All messengers must
enter at 12 East 58th Street and stop at the Messenger Center. Tenants must accept and sign for all
deliveries. The freight elevator is to be used for all deliveries. The freight elevator hours are 8:00 am to 4:45
pm, Monday through Friday. No deliveries are allowed through the Fifth Avenue entrance or in the
passenger elevators.
In order to use the high-rise freight elevator (floors 16-34), individuals will need to take the low-rise elevator
to the basement where they will transfer to the high-rise elevator. We do not allow any freight changeovers
on the 16th floor corridor. Connections to the high-rise floors can only be made via the basement.
Deliveries requiring extended use of the freight elevator need to be scheduled using AwareManager for
either after 5:00 pm or weekends. A freight operator must be present during such time and will be charged
to the tenant. We do require 48 hours advance notice so that this work can be scheduled. The Management
Office is more than happy to arrange any special requests you may have for moving deliveries from the
freight hallway to your suite.
Building Security: General Office Security
Security Checklist
The following is a list of general office security suggestions, which are offered to you as an aid in
establishing your internal security procedures:
Restrict office keys to those who actually need them.
Keep complete, up-to-date records of the distribution of all office keys.
Establish uniform procedures for collecting keys prior to the termination of employees.
Establish a rule that keys must never be left unguarded on desks or cabinets.
Require that filing cabinet keys be removed from locks and placed in a secure location after opening
cabinets.
Prevent unauthorized personnel from reporting a lost key and receiving a replacement.
Ensure that a responsible person is in charge of issuing all keys.
Store keys systematically in a secured wall cabinet of either your own design or one that conforms to
a commercial key control system.
Insist on identification from repairmen who come to work in your office.
Clear all desks of important papers.
When working alone in the office at night, lock the front door to prevent anyone else from entering.
Keep the police, fire department, and building security telephone numbers posted.
Double check to see that all doors are securely locked before you leave.
Suspicious Persons
If you see suspicious or offensive persons in the building, please call the Management immediately. If
possible, make note of appearance, clothing, etc. in order to assist building security in locating them.
Please be aware of strangers in your Tenant areas and halls. Quite often a question such as “May I help
you locate someone?” will be enough to deter a potential thief. Suspicious encounters of this type should be
reported to the Office of the Building immediately.
Building Security: ID Card and Lost Key Replacements
If an employee has lost either an ID card or a key, replacements can be made by placing your request into
AwareManager. There is a charge for both replacement ID cards and keys. Please refer to the Rates for
Additional Services for more information.
Building Security: Lost and Found
Please contact the Management Office at (212) 593-9790 to claim items that have been lost or found in the
building.
Building Security: Property Removal
Property passes are required and must be presented to the security guard by any person desiring to
remove large boxes, materials of any kind, office equipment and/or supplies, etc., from the Building. These
passes are provided by the Management Office and issued to each Tenant. Please stop by or write the
Management Office to request additional passes. Please note that Building policy requires use of the freight
elevator for movement within the Building of all parcels too large to be easily held in one’s arms and for all
non-collapsible carts, regardless of size. Use of the freight elevator on weekends or after hours will require
an elevator operator which will be charged back to the Tenant. Please enter freight requests into
AwareManager.
Building Security: Restroom Locks
As part of our overall security program, locks have been installed on all restroom doors. These require the
use of a key or combination to gain access. Each tenant is provided with four keys, two for each restroom.
We suggest that they be held by the receptionist or in a central location.
Building Security: Tenant Information
Authorized Signatures:
Tenants shall provide Paramount Group, Inc. with Names and Signatures of those authorized to sign
Property Removal Passes and Work Orders. Tenants shall also provide a list of emergency contacts for
after hour emergencies.
Emergency Telephone Numbers:
In case of any emergency, such as theft, fire or other incident after normal business hours, we will notify a
designated emergency contact from your company. This procedure allows us to alert you as soon as
possible in case of any unforeseen circumstances.
Tenant Precautions:
In public buildings, such as 745 Fifth Avenue, ultimate responsibility for security must rest with each Tenant.
Please insure, upon leaving the Building, that all entrances and exits to your suite are locked. During the
day, offices, desks and entrance areas should never be left unattended. Valuables, such as purses, should
be locked up or taken with employees upon leaving their work stations.
Solicitation is not permitted within 745 Fifth Avenue. If you notice a suspicious person within the Building,
please call the Management Office at once and provide as much detailed information as possible regarding
the person(s). Security personnel will escort the individual off the premises. We suggest that you require
identification from repair personnel who arrive to work in your office suite.
Building Security: Theft and Incidents
Theft and Insurance:
Any suspected theft, no matter how small, should be reported to the Management Office immediately. The
Police should also be notified immediately by calling 311 and a report should be filed. Police need to be kept
informed of any thefts in the Building to establish a pattern to the thefts and to effectively complete the
investigation. Personal property insurance is the responsibility of each Tenant.
Incident Report:
To provide an accurate record of every incident, the security staff is required to write an incident report for
any accident, theft, or other incident occurring on the property. We would appreciate your cooperation in
answering any questions the security staff may have.
Building Security: Vendor/Contractor Access
There may be special instances when vendors or contractors need to perform work in your suite. In such
instances, please enter the request in AwareManager. A Certificate of Insurance for the vendor/s must be
submitted to the Management Office. A brief description of the work to be done should also be included.
Please note that all contractual work must be pre-approved by the Management Office. In order to maintain
Building Standards the contractors must also be on the Building approved list. Contractors/Vendors may
only access the Building via the 58th Street freight elevators, during the hours of 8:00 am through 4:45 pm,
Monday through Friday. Any access before or after this time must be arranged in advance by entering your
request in AwareManager.

Building Services: Cleaning
After the move-in, the Building can provide porter services for additional cleaning. Your lease provides for a
variety of daily standard services, however, there is an initial cleaning charge before daily maintenance
begins. Please call the Management Office to discuss the initial cleaning or above standard services, as
well as, any special cleaning such as Scotch guarding and/or shampooing carpets, mopping tile floors, or
cleaning kitchens. The Building, in conjunction with the cleaning contractor, offers maintenance contracts
for the Tenants.
Building Services: Elevators
Use of Building Facilities/Elevators:
As mentioned in the General Moving Information section, moving reservations must be made two weeks
in advance. Once your verbal reservations have been made, your request must be entered in AwareManager
AwareManager confirming the dates and times of your move. Due to heavy elevator usage, we cannot
guarantee your elevator if the movers do not start at their scheduled time.
The freight elevator should not be used as a method of easy access entering or exiting the building. The
elevators are used strictly for engineers, building personnel, messengers, construction, shipping and
delivering. Due to insurance liabilities, we cannot allow tenants to use the freight elevators for easy access
into or exiting the building.
NOTE: Elevators are operated by a Freight Elevator Operator ONLY. This service is billable to the
Tenant.

4. Elevator Hatches:
No elevator hatches are permitted to be opened for any reason during operation of the elevator
unless an Elevator Mechanic is present. This service must be arranged through the Management
Office at least 72 hours in advance using AwareManager.
5. Reservations:
Elevator reservations must be made at least two weeks in advance. All requests must be entered into
AwareManager along with a Certificate of Insurance from the moving company before the actual
move date. Any attempted moves without prior Management Office approval will be stopped. Moves
cannot be conducted during normal business hours due to heavy elevator use.
6. Tenant Charges
Low Rise Elevator:
Refer to the Rates for Additional Services for the current after-hours low-rise freight elevator usage
charge (up to the 16th floor). A minimum charge of four hours will be assessed for all tenant moves
and weekend usage. Moves exceeding four hours will be billed on an hourly basis. A Security Guard
will be required to be stationed in the freight hallway throughout the entire period the freight car is in
use. Refer to the Rates for Additional Services for this charge. An additional meal allowance is
required for an excess of four hours for the Security Guard.
Hi Rise Elevator:
If you are a high-rise tenant (17th – 34th floors), you must transfer from the low-rise elevator to the
high-rise elevator on the basement level. This elevator also requires a four hour minimum for moves
and weekends (please refer to Rates for Additional Services for the current rate). If your move
exceeds four hours, you will be billed on an hourly basis for the elevator. A Security Guard will be
required to be stationed in the Loading Dock area throughout the entire period the freight car is in
use. Refer to the Rates for Additional Services for this rate, as well as for the current rate of the meal
allowance for the Security Guard, which is required for an excess of four hours.
Building Services: Energy Management
Energy costs are the single largest expense for this Building. In an effort to reduce costs to all Tenants, we
have an on-going program to identify and implement energy conservation projects. While the Building is
heated at all times during the heating season, a lower temperature is maintained in the evenings and on
weekends. The lights in each Tenant suite are controlled by individual switches. In order to reduce
operating costs, please turn off all the lights in your suite when you leave in the evening. The night cleaning
staff, in cleaning your suite, will turn all lights off when done. Calculators, radios, computers, and coffee
machines should also be turned off each evening. Every Tenant will benefit from these simple measures to
conserve energy.

Building Services: HVAC
HVAC Hours of Operation
Heating and base building air conditioning are controlled by a Building Management System. The normal
hours of operation for building comfort air are Monday-Friday 8:00am - 6:00pm. The temperature in the
Building is maintained at a comfortable level. Should the temperature level change abruptly or exceed a
reasonable level in your suite, or in a particular office, please enter hot/call calls into AwareManager.
Heating and base building air conditioning are not provided on weekends, holidays, or after normal hours of
operation for the building (6:00 pm). If you need HVAC during these times, please enter the request in
AwareManager at least 24 hours in advance to schedule. Please refer to Rates for Additional Services for
HVAC O/T rates.
HVAC System Overview
Heat is provided to the Building by steam purchased from Con Edison and distributed throughout the
Building by way of perimeter radiators. If you are uncomfortable, adjustments can be made with the
thermostatically controlled valves on the radiators. If you are unsure of how to make this adjustment, contact
the Management Office.
The Building’s air conditioning needs are satisfied by a centralized condenser water system which is
operational 24 hours a day, year-round. Such a system, as opposed to a centralized cooling plant, permits
maximum flexibility of the design of tenant air conditioning systems and lower cost of after hours use.

Building Services: Mail Service
The U.S. Postal Service delivers incoming mail Monday through Friday directly to Tenants at the Building.
The Post Office is located at Third Avenue and 53rd Street (FDR Station), (212) 330-5603. Outgoing mail
may be deposited in the mailbox situated in the main lobby. All outgoing mail is collected once per day, at
approximately 2:00 p.m. Please note no collections are made on Saturdays, Sundays or Holidays.
Please do not place your mail on the lobby floor. The U.S. Postal carriers are not required to pick-up mail
unless it is left in a U.S. Mail Box. There are mail boxes on the corners of 56th and 58th Streets and Fifth
Avenue. For your convenience, we have set up a Building Drop Box Center located in the lobby near the
high-rise passenger elevators, behind the double stainless steel doors. This room can be used when
shipping overnight letter sized envelopes and overnight packs via Federal Express and UPS. Place
packages in their designated bin. The Drop Box Center is open from 7:00 a.m. to 11:00 p.m. The last
pick-up is at 8:30 p.m. The Management Office is not responsible for any packages that are left in the
corridors, lobby or public areas in the Building. Please do not leave boxes or envelopes in the high-rise
elevator bank of the Building Lobby.
Building Services: Messenger Center
Located in the freight service corridor is our Messenger Center. The Messenger Center was installed to
minimize security concerns and to offer superior courier service to our tenants at low prices. The Messenger
Center is managed by Velocity Express with three building couriers and one dispatcher. The building
couriers transport items within the building only. Please follow the procedure listed below when shipping a
package:
When making arrangements with your courier, you must give the address of 12 East 58th Street. All
deliveries must enter 12 East 58th Street. Shipping and delivering through the lobby is not allowed at
any time.
After calling your courier, please call the Messenger Center at (917) 447-2184. Your package will be
picked up in a short while. The Center will retain your package until your messenger arrives.
To expedite time – Remember to give the address of 12 East 58th Street - Not the Lobby entrance.
The Messenger Center operates during the hours of 8:00 a.m. to 6:00 p.m. Please arrange for your
deliveries during these hours. Any packages that are received before or after these hours will not be
accepted. The concierge, security or any other building personnel cannot receive or handle any
packages. To ensure proper delivery all packages must be received and delivered by the Messenger
Center personnel.
When packages arrive for your company the Messenger Center receives your packages and will deliver the
items to your office in a prompt manner. If there are any problems or concerns regarding this procedure,
please feel free to contact the Management Office.

Building Services: Signage and Directory Listing
New tenants located on multi-tenant floors should contact the management office at least (4) weeks prior to
your move in date to order signage. The management office will provide signage specifications at that time.
The 745 Facility does not maintain a lobby directory listing.
Emergency Procedures: Bomb Threat
Telephone Threat
When a bomb threat is made over the telephone, obtain the following information from the caller:
Exact location of the device.
Time set for explosion;
Description of the device;
Reason the caller has placed the bomb;
Exact words used by the caller.
Keep this information as confidential as possible.
Notify the Police Department. Call 911.
Notify the Management Office at (212) 593-9790
Once the Management Office has been notified of a bomb threat, it is our policy to advise your firm’s
manager or senior officer. It is up to the manager or senior officer to decide whether it is appropriate to
evacuate the office.
In the event that you are asked to evacuate the Building, please move away from the Building so as to allow
unfettered access to emergency personnel. Do not re-enter the Building until the Management Office, the
Police, or the Fire Department have given clearance.
Suspicious Packages or Mail Bombs
Letter bombs are usually sent through the mail addressed to a specific individual in the company, usually
disguised to look like some sort of gift or a small package. Letter bombs have the power to kill or seriously
maim anyone in close proximity. Letter bombs are usually contained within a large size manila envelope ¼”
to ½” thick and are fairly rigid.
However, the technology used in letter bombs has become increasingly sophisticated, and can be difficult to
detect visually. Letter bombs have been mailed from cities or small towns in the United States, as well as
from foreign countries. Be especially wary of letters that are mailed to titles -- Chairman, President,
Manager, Security Officer, etc. – rather than directly to named individuals.
If you suspect a parcel contains a letter bomb:
Clear everyone out of the immediate area; establish at least a 25 foot radius around the package.
Notify the police at 911 and Building Management.
DO NOT HANDLE IT UNDER ANY CIRCUMSTANCES.
DO NOT ATTEMPT TO DEACTIVATE IT YOURSELF.
Emergency Procedures: Civil Disturbance
Should a riot or civil disturbance start outside the Building, the security guards will immediately lock all
entrances to the building. The police will be notified. We will keep you informed.
If a disturbance should occur in the main lobby, all elevators will be turned off at the first floor and the police
will be summoned.
Emergency Procedures: Elevator Malfunction
If you are in the elevator and it stops for no apparent reason, remember to remain calm. Pressing the
emergency button within the cab will alert Building Management that the elevator is malfunctioning. The cab
number will be identified, and so too, the specific floor on which it is stuck. The Guard will establish two-way
communication with elevators occupants until help has arrived.
In the event of a power outage, elevators will continue to operate using our emergency power generator.
Should an outage occur, elevator lights will remain on, but the car itself will temporarily cease moving. Each
elevator will automatically return to the lobby, their doors will open, and they will remain inoperable until the
power has been restored.
IN THE EVENT OF A FIRE, ELEVATORS MUST NOT BE USED FOR EVACUATION. USE THE
STAIRWELLS.

Important notes
If you call 911 as a result of a medical emergency, please be sure also to notify building management with
your name, callback number, and location so that security may swiftly guide the paramedics to your exact
location.
If the audible alarm within the building sounds, please do not call the Management Office, unless you have
something specific to report. Building Management is aware of the noise, as well as the source of the alarm,
whether it’s false or a legitimate emergency. Please keep the telephone lines clear so that Management
may to attend to the situation as quickly and efficiently as possible.

Emergency Procedures: Fire and Life Safety
Fire Prevention
Do not accumulate quantities of discarded files or other paper trash in your office or storage area.
Pay special attention to housekeeping in those departments that produce quantities of debris, such as
duplication machines, mailing and receiving rooms.
Do not store large quantities of flammable solvents, duplicating fluids, or other combustible fluids.
Keep electrical appliances in good repair. Report unsafe conditions to the building office.
When furnishing an office, consider the fire potential of materials used in large amounts, like
overstuffed chairs, settees, couches or anything that could become a combustible item. Such
furnishings should be flame-proofed.
Where potential for fire is especially high, such as supply rooms, tenants may wish to consider
installing additional fire extinguishers.
Fire Emergency
IF YOU DISCOVER A FIRE, you should remain calm and:
1. Pull the nearest fire alarm. Alarms are located in the corridors adjacent to the stairwells.
2. Call 911 from a safe location.
3. Evacuate or relocate and assist all others in the immediate area.
4. Close doors behind you to isolate fire.
5. Proceed to stairwells and listen for instructions. NEVER use the elevators.
6. Be cautious when opening doors so as not to spread the fire. Touch any door to see if it is hot before
opening.
7. If smoke is present, stay low and crawl with your body against the floor. The clearest air is near the
floor.
8. If forced to make a dash through smoke or flame, hold your breath and cover your nose and mouth
with an article of clothing.
Emergency Procedures: Flooding
In the event of a flood that may cause damage to tenant property or affect the normal operation of the
building, designated tenant representatives will be contacted by Building Management personnel,
regardless of the time of day.
The first priority is to ensure that no personal injury occurs as the result of a flood. The second priority is to
discover the cause and prevent or minimize additional flooding.
Once the flooding has been contained, clean-up operations will be commenced. Tenants will need to
contact their insurance carrier for any damage to their property.

Emergency Procedures: Medical Emergency
In the event that an accident or illness befalls one of your employees, or a visitor to your office area,
please:
1. Call Emergency Services at 911.
2. Provide the Emergency Dispatcher with the following information:
Your name
Your Building’s name and address
Your specific floor number, and the exact location of the emergency
Any pertinent details of the accident or illness
3. Do not move the injured/ill person. Attempt to make them as comfortable as possible.
4. If feasible, send someone to meet the emergency unit upon its arrival in the lobby.
5. Call the Management Office at (212) 593-9790. Inform management that you have called 911 and
briefly describe the nature of the emergency.
6. The emergency unit will be with you shortly and will administer all necessary medical assistance.
7. Determine, if possible:
Name, address and age of injured/ill person
The nature of the problem, as best you can surmise
All known allergies and current medications taken by the individual
A local doctor
Emergency Procedures: Power Failure
All 745 Fifth Avenue Office Buildings and Common areas are served by emergency generators. In the event
of power failure, these generators will provide emergency power for certain basic building functions. Those
functions include:
1. Activating emergency lights on each floor throughout the building, including all Exit signs.
2. Activating all stairwell lighting.
3. Activating the building’s emergency Fire, Life and Safety Systems as well as the building’s
communication systems.
4. Recalling all elevators to the ground floor lobby. (One elevator will remain operative for use by
security to assist handicapped persons or to take service crews and equipment into the building, as
needed.)
It is seldom necessary to evacuate the building during a power failure. Unless you are directed to do so
through the emergency communication system, please remain in your offices.
Please…DO NOT CALL the Management Office unless you need to notify us of the location of a
disabled employee.
Emergency Procedures: Severe Weather
When severe weather conditions become apparent, the U.S. Weather Bureau describes conditions by two
(2) classifications, a Watch or a Warning. This applies to the reporting of severe thunderstorms, the
approach of weather conditions favoring the formation of tornadoes, a hurricane condition, a winter storm
condition, etc. A Watch becomes effective when atmospheric conditions are present that can produce the
particular weather phenomenon. A Warning means that the weather condition has been spotted and prompt
action must be taken to enhance safety.
Except in very rare circumstances, the decision to evacuate the building based on the above weather
reports will not be made by Building Management, but rather by each Tenant Company. However, in the
event these conditions do exist, the following guidelines should adhered to:
Move away from outside windows. If the windows in your offices are supplied with blinds, close the
blinds (this will provide protection from broken glass).
Do not panic.
If evacuated, lock all desk drawers and take all items of value with you.
If evacuated, use a route that is in the building interior and stay away from large expanses of glass
and windows.
Use the stairwells rather than the elevators.
If evacuated, do not return to your office until advised to do so.
Emergency Procedures: Tenant Emergency
Protection of your employees and the Building is always foremost in the minds of the Management Team at
745 Fifth Avenue. We feel that by communicating with you about your role in building and personal security,
we can reduce the risk of life threatening situations.
Paramount Group, Inc. will provide under separate cover, an Emergency Action Plan. The
documentation provides valuable information to ensure maximum protection for your employees. It should
be read carefully by key managers and designated Tenant Safety Coordinators (Fire Warden and Deputy
Fire Wardens) in your office. It is essential that these procedures are fully understood and followed should
the occasion arise.
In the event of an emergency, the safe and rapid evacuation of the affected area is the joint responsibility of
Building Management and the individual employee. It is imperative that each employee become familiar with
the procedures described in the manuals. If there are any questions, please call the Management Office at

Fire
The fastest and most efficient method of reporting a fire is to pull the fire alarm located next to each
evacuation exit and to call 911 from a safe area.
Medical
Before or immediately after calling 911, notify the Management Office / Lobby Desk of the Medical
Emergency. This will provide security time to dispatch in-house medical equipment like Defibulators
and Oxygen as well as prepare an elevator for the arrival of EMS.
Defibulators are located in the 1st Floor Lobby and 16th Floor corridor.
Emergency Procedures: Toxic Hazards
If there is a toxic spill or exposure, proceed immediately to an area where you are no longer exposed. Call
911. Provide the building’s address, your floor and phone number, and also what type of spill has occurred.
Take appropriate action to contain the hazard; close doors behind you, and always follow all safety
procedures when working with toxic materials.

Building Highlights
Designed by architects Buchman and Kahn and completed in 1930, the 35 Story art deco style building is
located on the corner of 5th Avenue and 58th Street. The building is conveniently located close to diverse
restaurants, hotels and shopping.
The lobby is highlighted by an ornate bronze and stainless steel entry screen over the main entrance to the
building. The marble lobby has travertine floors and marble walls with an Art Deco influence, evident in the
Arthur Covey ceiling mural, elevator door detail, heating grillwork detail and stair rails. There is a sculptured
plaster ceiling in the elevator lobby and the ornate bronze and steel concierge desk houses all of the
building security, elevator and fire life safety systems. Those passing through the lobby at the lunch hour
enjoy live piano music.

Policies and Procedures: Construction
The Paramount Group, Inc. at 745 Fifth Avenue looks forward to working with the Tenant and Contractor as
fellow members of your "Project Team." We want to ensure that the construction is completed smoothly and
results in maximum tenant satisfaction.
All construction at 745 Fifth Avenue must be done in compliance with the Standard Specifications and
Landlord requirements as detailed in Schedule “C” / Building Standard Construction Specifications
available from the Management Office. All work must be performed in compliance with all applicable
Federal, State and Local Laws, Regulations, Building Codes and Zoning Ordinances.
ALL trades, including, second tier sub-contractors, MUST be union and affiliated with the NYC
Builders’ Trade Council.
Approval must be received in writing from the Building Management Office prior to the
commencement of any Tenant alteration/construction work.

Policies and Procedures: Insurance Protection
Certificate of Insurance:
All policies shall be taken out with insurers acceptable to Paramount Group, Inc. The moving company shall
provide and deliver Certificates of Insurance to Paramount Group, Inc. at least ten (10) days prior to any
moving operation. All policies shall state that at least thirty (30) days prior written notice will be delivered to
Paramount Group Inc. by the insurer prior to termination, cancellation, or material change of such
insurance.
Each certificate shall show the “Certificate Holder” exactly as follows:

Each certificate is to bear an original signature of an authorized representative of the insuring firm. If a
computer printed or other non-standard form is used, it must bear the title “Certificate of Insurance” and
provide all the required data including the original signature.

Policies and Procedures: Miscellaneous
Union Labor
All contracted general contractors, subcontractors and their labor must be union. Union cards may be
requested by building personnel either prior to or throughout the project. Jobs will be stopped if these
requirements are not met.
Insurance Certificates
Current Insurance Certificates are required for all vendors and contractors prior to work commencement. It is
the Tenant’s responsibility to inform the management office of all intended work and to submit a current
insurance certificate or make sure there is one on file with the management office with the proper
requirements. Please call the Management Office for the Insurance Requirements.
Freight Area / Mechanical and Electrical Closets
The freight area on all floors and Mechanical / Electrical closets are NOT to be used as storage. The freight
area is common space on multi-tenant floors and more importantly, on all floors, storage in this area can be
a fire hazard and can block an egress stairway. The Mechanical and Electrical closets are to remain locked
at all times and free of all debris. All storage / debris will be removed at the Tenant’s expense from these
locations.
Floor Covering
All floor coverings should be approved through the Management Office. In particular, please be aware that
sponge or rubber-backed carpeting is not allowed.
Floor Load
Code requirements restrict placing loads upon floors which exceed the load per square foot for which the
floor was designed. This Building has a floor load of 100 pounds per square foot in office areas. Should you
find it necessary to utilize equipment which exceeds this rating, you must receive prior written approval from
the Management Office. We do require adequate documentation from a licensed structural engineer
verifying that such an installation at a specific location is safe. The building architect will review your request
and accompanying documentation. Upon receipt of confirmation from the architect that the installation is
safe, the Management Office will forward written approval to your attention.
Electrical Requirements
The City of New York electric code is very strict concerning electrical wiring. Prior to any alterations of the
electrical wiring, please refer to the Building Standard Construction Specifications and submit all
specifications to the Management Office for review.
Rules Concerning Pets
Please inform all employees and guests that animals are not permitted into the Building. Pets of any kind,
cats, dogs, snakes, birds, etc. cannot be kept in your office.
Bicycles
As per the NY City Bicycle Access Law (Section 28-504 of the Administrative Code) please inform all
employees and guests that bicycles are not permitted in the building without a Bicycle Access Plan
Approved by the Department of Transportation. The approved plan will dictate access hours and route of
travel bicycle owners must take to access the building.
Terraces
Tenant agrees to properly safeguard and secure the Terrace and all items and materials thereon and to at
all times prevent any persons or property from falling, dropping or being thrown from the Terrace. In
furtherance of the foregoing, no children under the age of eighteen (18) shall be allowed on the Terrace.
Photographing
Filming or Photographing in public areas of the building is strictly prohibited without the written approval of
the Building Manager. This includes the outside of the building, lobby and common corridors.
Policies and Procedures: Move In/Out Procedures
The relocation of your company’s offices begins with your standards on how you would like your space to
function and ends with the Property Manager handing you the keys to your front door. The Management
Office knows how difficult and frustrating any move can be, therefore, this section is designed to help
reduce the trials of moving and facilitate a peaceful and smooth relocation. Please read this section
carefully, as it pertains to all aspects of moving in or out of 745 Fifth Avenue. Please do not hesitate to call
the Management Office for any questions or assistance concerning your move, and remember we are here
to help you!
General Moving Information
1. Paramount Group has a list of building approved movers. These movers are familiar with our building
standards and can ease your concerns regarding the treatment of your property.
2. All moves must be scheduled a minimum of two weeks in advance with the Management Office.
Weekend moves are preferred and are available with advance notice. Weekday service is available
after 5:00 pm.
3. Your moving company must submit an original copy of their Certificate of Insurance ten days prior to
your scheduled move. The Management Office will not permit your move to take place without receipt
of this Certificate prior to the date of your move. Please contact the Management Office for
acceptable statutory limits, additional insured's and coverage required.
4. Movers must protect corridor floors, walls, doors and surrounding areas. The mover should acquaint
themselves with all conditions and limitations of the facility which might affect the move. The moving
company shall take every precaution to safeguard the Building from damages.
5. Floor and Wall Protection
The moving company shall at all times protect and preserve all materials, supplies and equipment. All
reasonable requests to enclose or specially protect such property shall be complied with. This means:
All corners must be taped
Masonite floor protection must be used on all marble, terrazzo and carpeted floors.
Elevators must have properly fitted pads in place.
Materials transported in elevators must not exceed weight restrictions.
Large, high density items such as safes require special handling to ensure building and
elevator floor loading limits are not exceeded. The Management Office must be notified at least
48 hours in advance of moving this type of equipment.
6. Clean Up After Move
The moving company shall remove all masonite, padding and other trash after the move and
ensure that no empty boxes are left. The Management Office will remove any leftover materials
and a charge will be made to the Tenant for any damages caused by the movers of Building
areas. Therefore, the Tenant must insure that the movers are aware and adhere to our
standards.
7. Permits, Franchises, Licenses, or Other Lawful Activity
The moving company, at its own expense, will obtain and maintain any necessary permits,
franchises, licenses, or other lawful authority required for effecting the movement and handling
the other services to be performed. Before the move is made, the moving company may be
required to produce evidence of such authority to the Management Office.
Tenant Responsibilities Prior to Moving Out
All Tenants moving out of the Building will be asked to complete the form. All tenants will benefit by following
these procedures:
1. Contact Telephone Company to discontinue service at this Building.
2. Upon leaving Building, turn over your office and restroom keys keys and all Building ID cards to the
Management Office.
3. Follow the Moving procedures described in this section while executing your move.

Policies and Procedures: Smoking
The Building strictly enforces the “Clean Air Act”, Local Law Title 17, Chapter 5, which states smoking is
prohibited in all public areas of the building. This includes the restrooms, corridors, all areas of the lobby,
elevators, freight areas, tower stairwells and internal stairwells. There is also no smoking in the entrance
vestibule or within 25 feet of the building. Please ask your employees to extinguish their cigarettes in the ash
urn provided at the entrance.
