The property is located in the village
of Horringer, an attractive village
approximately 4 kilometres (2.5 miles) to
the south west of Bury St Edmunds.

of The Street in an area which is

Description

18th Century of flintstone elevations with
tiled pitched roofs and wooden framed
fenestration. The property is understood

rear of the property there are single storey
extensions which appear to have been

which is mainly shingle based. There is a
small calor gas tank adjacent to the car
park. The site is irregular in shape and
extends to approximately 0.394 acres
(0.159 hectares).
Internally, the ground floor comprises a
small central bar serving several small
inter-connecting rooms, the customer
trading area extending to approximately
70 sq m excluding the toilets which are
located in the left hand side extension to
the building.
Back of house, the kitchen is to the rear of
the property and is of a reasonable size.
The cellar is also at ground floor level.
The first floor is accessed from an
enclosed staircase at the front of the
building and comprises of two double
bedrooms, a lounge and a shower room.
Rating
The subject property is listed in the
2010 Rating List with a Rateable Value
of £16,400. The National Multiplier for
England and Wales for 2014/15 is £0.482.
Planning
The building is Grade II Listed and also
sits within Horringer Coservation Area.

The property has been granted a Premises
Licence in accordance with the Licensing
Act 2003. We understand that the

traditional hours.
