(The Agenda for the meeting is included in this Newsletter. Please attend.) You will see that our Association is on good financial footing. The Budget is so small because the owners here decided early on that owners, not the Board, would be responsible for payment of exterior maintenance, repairs and replacements…you have the money in your pocket until you spend it on such projects. Continuing renewal, and repair and replacement There are 128 units in our development. The years are passing and the youngest units are more than 25-years old. That means that the warm months will find an array of maintenance, repair and replacement projects underway. New roofs, windows, driveways, decks, paint jobs, gutters and landscaping will be undertaken on the outside. Renewal of interior spaces will include carpentry, carpet, cabinets, coats of paint, plus plumbing, electrical work, HVAC and more. We all have concerns and plans for our homes. Now, many will come to be. Treatment, including the spraying of crab apple trees, will begin soon. If you currently contract to have your crab trees sprayed, that will no longer be necessary. We will target trees in Area D for pruning; and the most visibly diseased trees will be removed. You will be notified if trees on your lot are scheduled for removal. Debbie was born and raised in Menomonee Falls, and has always loved Danell Heights. She and Dean have been looking at any condo for sale in Danell Heights for a long time… then, finally, they found just the right fit! Debbie and Dean have four adult children – one is married with two children, who are the apples of their eyes and life!! Look for them on their walks and bike rides. Our Association is managed by owners who volunteer to serve on the five-member Board, on the two (2) standing Committees and in other capacities, such as the Christmas Party, Summer Socials, and Newsletter. All dues payments go directly to services for our owners. We do not pay a management company. This model will work only as long as we have volunteer participation. More than eighty percent (80%) of our owners responded to the recent Survey. That is extremely helpful to the Board as we move forward. Thanks! Dean has been a salesman for ILLCO for the past ten (10) years, handling plumbing, heating and refrigeration parts and supplies. Prior to that, he was co-owner and operator of Anderson Brothers Refrigeration. Dean is a sports enthusiast – watching all things: football, racing, hockey, baseball, etc. He is also an avid hunter, likes to golf, and is on a local dart ball team. Fortunately, Debbie also likes sports. She likes to golf (but likes dinner and cocktails even better), and taking long walks (loves the pond, never knew it was there!) PAM KUTCHER and her partner, ANNETTE, look forward to condo life and love everything about Danell Heights. Pam, a 30+ year teacher for Milwaukee Public Schools, has taught physical education her entire career, but she also has a mathematics degree. Pam loves all sports, the outdoors, reading and art. Annette is a bilingual social worker for MPS. She has twin boys, Jakob and Julian, who are 7th graders in the Wauwatosa School District. Annette enjoys gardening, cooking and exploring new adventures with her boys. They all love spending time with their loving 7-year old Golden Retriever. Pam looks forward to retiring within the next five years, but due to a recent change in the law (which no longer makes living within the city a work requirement) the timing was perfect to purchase that “retirement” condo. Having lived in Milwaukee for her entire life (except during college), Pam looks forward to working on updates to the condo, meeting all her new neighbors, and settling into our lovely, quiet neighborhood. When there are no sidewalks…-Bea Pamperin Our subdivision is a beautiful place to walk, run, bike and enjoy conversations with others; however, we encourage those using the streets within Danell Heights to do so in a safe manner. When you are walking, please walk in the lane that faces on-coming traffic. This enables you to see oncoming cars, and allows you to move to the opposite side of the road. If you walk in the lane used by vehicles, your back is to on- coming traffic and you might not hear it approaching. It is true that our speed limit is set at 25 mph; but if a car approaches and you are in the lane of traffic, you risk serious injury. When walking at night, please wear reflective or light clothing, or use a flashlight to make yourself visible. Some areas within our subdivision can be quite dark, and it is important that any driver can see you. Bicycles should follow the same rules of traffic as vehicles: ride to the right of the road, stop at stop signs, etc. Hopefully, these reminders will keep our residents safe as they enjoy the beauty of Danell Heights. Reflections of a Soon-to-Be Former Board Member-Rose Clancy When Paula McGinnis “cornered” me one day and asked if I would be willing to accept the nomination to replace her on the Board, much to my surprise I said “yes”. After the fact, I realized that she caught me in a weak moment, but I also realized that I was ready – and overdue. I had lived in Danell Heights for almost twenty years, appreciated the value of the subdivision, and had contributed nothing. I have a strong value system that believes everyone should take their turn—everyone should contribute—everyone should participate—if an organization is to thrive. I also strongly believe that the same individuals should not be the ones who always carry the load. In reflecting on my experience on the Board, I would say that it has been rewarding, painless, and at times – even fun. I feel we have worked hard to be good stewards of our Danell property. We have also tried to be responsive to, and respectful of the residents here. It has not been that burdensome in terms of time, and does not require exceptional skills - most of which most of us either already have or can easily learn. And, I have really enjoyed the relationships I have made with other Board Members and Danell committee members. I have made the decision to leave the Board. I have served three terns (six years), and believe it is now some else’s turn. The Board is in the process of developing a slate of potential nominees prior to the Annual Meeting. We feel it is important to do this to give people a fair chance to think about it ahead of time. We are also trying to avoid the extremely uncomfortable – and sometimes embarrassing – situation of putting people on the spot at the Annual Meeting. I end this tem with a plea to all of you: please give thoughtful consideration to offering a small amount of your time toward continuing the excellent stewardship of our wonderful complex. Since its inception, we have been fortunate to have many excellent volunteer stewards who have made our complex as desirable as it is. Thanks to all of those people. Now, it’s time to continue that tradition. New people bring new ideas and fresh perspectives. So, maybe, if someone like Paula McGinnis – or Rose Clancy – calls you, you too will say “yes”! Rivers Edge Park/ SURVEY SAYS… Fond du Lac Ave. Bike Path Thank you for your tremendous response to our recent Survey. Eighty-six percent (86%) of our owners responded, and provided valuable information with regard to satisfaction with current services, offered comments on community life and volunteer opportunities. The Village of Menomonee Falls plans storm sewer work, this year, to connect the storm sewer within Danell Heights to the pond, so that storm water from the subdivision can drain directly into the pond. The outfall structure will be replaced in the pond. Of those who responded: 84% are comfortable with the current amount budgeted for dues 72% are satisfied with our lawn services 76% are satisfied with our tree service 76% are satisfied with our snow removal services 55% have attended an annual Christmas party Plans also include removal of a portion of the cyclone fence between the north end of River Park Dr. and the park. Due to the nature of this work, there will be some clearing and grubbing/tree removal in the park. Paint lines for the bike path created last summer (along Fond du Lac Avenue)) will be finished this spring. In addition to gathering valuable feedback mentioned above, they will be better able to communicate via email and the website because of information you provided. Along with finding consensus on most issues of concern, the Board was also able to identify residents willing to volunteer - which will serve as a great resource.
