KTR ACQUIRES TWO BUILDINGS IN SAN LEANDRO TOTALING
121,890 SQUARE FEET
New York, NY – March 26, 2015 – KTR Capital Partners (“KTR”) announced today that an affiliate closed on the
acquisition of 1964-1976 Williams Street, a two-building complex totaling 121,890 square feet, located in San
Leandro, California. 1964-1976 Williams Street are unique, high-cube, front-load distribution buildings with
the ability to demise to units as small as 10,000 square feet. The properties were constructed in 1964 and
feature 28 to 30 foot clearance height, 33 dock-high doors, 5 grade-level doors, 50 auto parking spots and a
total of 8,196 square feet of office space. 1964-1976 Williams Street is situated approximately a quarter of a
mile west of the I-880 freeway on-ramp and just 2 miles southeast of Oakland International Airport. KTR will
modernize the assets by upgrading the exterior facade, completing a seismic retrofit, adding skylights and new
lighting as well as installing ESFR sprinklers. The complex is currently 100% occupied.
“This is a rare industrial complex offering high-cube distribution suites for users requiring smaller than 30,000
square feet,” commented Brian Gagne, Senior Vice President of Investments for KTR. “There is virtually no
inventory of smaller units that offer 30 foot clearance height in the East Bay market. After we complete our
planned capital improvements to the facility, we expect tenant demand to be very strong for any units that
become available.”
