Sound system: Speaker and surround sound system prewired with controls and speakers connections to surround sound receiver for
each unit (receiver not included). In wall 5 Speaker surround system in main living area (speakers included and installed). Speakers

doors should be installed on all closets; NO bi-fold or sliding doors in any part of the house.
Interior Trim: Finger joint pine or poplar trims per plans, primed for paint finish.
• Vinyl coated ventilated shelving in closets.
• Stairs to be hardwood finished on all floors.
• 3 ¼” casing around all windows and doors
• 5 ¼” baseboard throughout house.
• Crown molding in living, kitchen, and dining areas and 3rd floor master bedroom.
Interior Stair Cases: Hardwood treads and risers. Interior stairs should be engineered so that we can maintain and open railing
system on all floors (no wall support under stairs)
Railings to be metal
Ceramic:
• Kitchen backsplash with $10.00 sf tile allowance (materials only);
• All bathrooms – ceramic or porcelain on floors, shower walls (floor to ceiling) and shower area floors); $4.00 sf allowance for
floors and $6.00 sf allowance for walls; this includes tiling an accent wall in the master bathroom above the vanity from vanity top
to ceiling.

Master Bedroom to include a Trey ceiling with crown molding on inside of tray with rope lighting on switch recessed behind the
crown molding.
IMPORTANT NOTE: Top of the crown molding on the inside of the trey ceiling should NOT be more than 3” from the
ceiling.
