Dear Fellow Members,
As I mentioned in last month’s President Message, “Raising
the Bar” of professionalism, education and communication is
my theme for the year. In this month’s issue, as well as the
next couple of issues, I would like to focus on each one of
these individually. This month’s focus will be on education.
We, as REALTORS®, are obligated to complete the Code
of Ethics training every four years in addition to 24 to 30
hours of continuing education every two years. Are we,
as REALTORS®, just taking any
course to have a check in the
box or are we focusing on the
educational sessions that will
increase our knowledge base?
By concentrating on education
that will improve our knowledge,
we will be able to provide more
protection to the public in addition to increasing our professionalism thereby raising the bar of
the public’s perception of us as
REALTORS®.
Taking designation classes
such as GRI, ABR or CRS, even if
you are not interested in obtaining these designations, are great
examples of classes that will
improve your knowledge, which can directly correlate to your
bottom line. By furthering your education, you will develop
more self-confidence, learn time management and organizational skills, gain more financial knowledge to better assist
your clients, and develop better communication/negotiation
skills thus building a solid foundation for your real estate

Speaking of education, this month’s magazine has some
great articles with tips on how to keep your inbox neat
and you might even learn a little bit about data analytics.
Remember even in this day and age of advanced technology,
it’s important not to forget the basics. How we communicate
with each other is vital. This could mean putting down your
cell phone in a meeting, making sure your inbox is organized
so you don’t miss important emails or going back to the oldfashioned phone call instead of a text message.

Analyzing the Analytics
How to Use Social Media Analytics
to Your Advantage

Do you have a Facebook, Twitter or a YouTube page for your
company? Do you use analytics to track the activity of these
pages? Using analytics can help you better understand who
your audience is, what time of day they are online, how they
are accessing your posts, videos, etc., so you can tailor your
messages appropriately.
Facebook
Facebook’s Page analytics, otherwise known as Insights,
can be intimidating. Many social media specialists can vary
in their opinions on what you should track and not track.
Let’s take a look at some of the highlights from each of the
tabs on the Insights page.
• View the breakdown of where those people are (TAR has
friends in Singapore).
Where Your Likes Came From Graph:
• Displays likes and unlikes.
• Shows how they liked your Page including through their
phones, on your Page directly or through a Facebook
recommendation.
Reach Tab:
This tab will give you an indication of just how effective your
posts are, if your fans are sharing your posts, commenting on
what you post, etc.
How You Reached People Graph:
Shows you how many saw content related to your Page and
how they saw it:
• Organically: The number of times your status updates
were seen in a News Feed or ticker or on visits to your
Page. This includes those who like your Page as well as
those who do not.
• Paid: This will give you the number of impressions of a
sponsored story or ad that you paid for.
Access your Insights by clicking on the “Insights” link on
your company Page. From there, you’ll see a menu: Overview,
Likes, Reach, Talking About This and Check-Ins.
Overview Tab:
This is your main dashboard and as the title says, it gives
you an overview.
Main Graph:
• Friends of Fans: How many people are friends of those
who like your Page.
• People Talking About This: Includes those who liked
your post, shared it or commented on it, if someone
mentions your Page in their status update or responds
to an event you posted, etc.
Page Posts:
This will give you a break down of your posts, the reach,
engaged users, how many people were talking about the post
and how viral it went.
Like Tab:
This tab will show you a demographical break down of who
likes your Page and how they are liking your Page.
People Who Like Your Page Graph:
• View by male or female the ages of those who like your
Page.
• Viral: The number of impressions of a story published
by a friend about your Page.
Talking About This Tab:
Who is Talking About This Page Graph:
As with the other tabs, you’ll be able to see a demographic
break down of who is talking about your Page.
How People Are Talking About Your Page Graph:
• Talking About This:
o The number of unique people who saw a story posted
about your Page.
o Drop down menu allows you to select a specific story
type including posts by others, page likes or mentions
by others.
o Viral Reach: The number of people who saw a story
posted by a friend of your Page.
Tying it All Together:
Facebook Insights can be overwhelming due to the amount
of data presented. What I would suggest is using the data
to better understand the effectiveness of your posts and to
understand your audience. Using the information on the
Overview tab, you can see if a certain post topic is more
popular than another. The tabs will show you who your audience is, which can help you when you’re trying to figure out
what to post.

YouTube
YouTube has it’s own analytics built in. We’ll take a look at
some of the key metrics and how to use them to your advantage. These are just some of the many tools within YouTube’s
analytics.

track your tweets. We’ll explore a few.
SocialBro:
www.socialbro.com
Many columnists are shouting on the rooftops that this is
hands-down the best Twitter metrics tool out there. The good
news is, there’s a free version or you can go pro and get more
features.
Yes, you can get an email from Twitter every time someone
follows you, but your SocialBro dashboard will show you not
only who follows you, but who unfollows you. It will even show
you who isn’t active on your list of followers.
To view your analytics, go to your channel and click on
Analytics, located near the top right of the screen. From
there, it will bring up a separate page with your data.
Demographics:
As with Facebook, this will show you who your audience is;
male or female, their age ranges and where geographically
they are. This is a great way to measure who is accessing
your videos and will help you in the future when you’re crafting your video content.
Views:
See a break down of your videos with view count. This can
help you wager how successful your video content is and if
you should try something different. For example, would a
Home Ownership 101 video be good? Or a video on curbside
appeal? Your view counts will show you what people want to
watch.
Playback locations:
Ever wonder where people are watching your video? On
their phones, computers, directly on your channel or maybe
through your website (through the YouTube video embed
code)? This will break down where people are watching it and
the view count.
Audience Retention:
This one might be slightly painful to view as it will show you
if your videos are keeping the attention of your viewers. It can
also be constructive so you know if you need to make them
a little shorter.
Twitter
You’ve finally got this Twitter thing down. You have tackled
sending out messages that are 140 characters or less and
have a decent number of followers. But just how effective are
those tweets? While Twitter does not have built in analytics,
SocialBro will show you the best time of day to tweet based
on the time of day most of your followers are online; this
way you can get more replies and retweets! It will show you
where they are tweeting from, the most popular time zone,
etc. This way, you can adjust your Twitter marketing based
on these factors and know when to setup the time for your
tweet to go out. Side note: in case you did not know, you can
use TweetDeck, which is a part of Twitter, to schedule your
tweets. As of May 2013, only the web version of TweetDeck
will be available as the apps for Android and iPhone will no
longer be supported.

This is a free tool. Just type in your Twitter name and it will
show you a break down of your tweets per hour, per month,
a tweet timeline and reply statistics. Note: once you type in
your Twitter name, it may take several minutes to generate
the report.
Twitalyzer
twitalyzer.com
This tool has both paid and free versions. Twitalyzer will
break down your data into something you can use giving
you an overview of user interactions. This tool has over 50
metrics it can measure for you. Metrics include being able
to see who your top retweeter is, and a comparison between
your Twitter account and your competition. The customizable
dashboard can feature the most influential people in your
network, trends and more.
Don’t Be Intimidated
It’s not a secret that the social media world is constantly
evolving, and just as soon as you seem to get a handle on it,
it changes again. Many companies have one person whose
sole job is social media. Don’t let that discourage you; set
aside time each month to run your metrics reports. Going
the extra mile can help you gain more knowledge on who is
accessing your page, and how to best reach them.

Blamed for Loud
Neighbors?
REALTOR® Molly recently assisted buyers in their purchase of a lovely four bedroom Colonial. The buyers diligently
researched their dream home and insisted on a seller’s disclosure form prior to executing a purchase agreement.
Recently, Molly has received several calls from the buyers
regarding the next door neighbor. This neighbor works the
night shift, and his large truck is extremely loud. Further, his
visitors come and go from his home constantly. The buyers
spoke with nearby neighbors, who acknowledged the activity
and told them that it was not new. This particular neighbor is
a colorful, unique person, the buyers learned, who has lived
in the neighborhood for 10 years. The other neighbors told
the buyers that they were surprised that no one had mentioned this person to them when they were viewing the home,
especially considering that several police reports had been
filed, detailing his loud events and speeding.
The buyers are livid. They believe the listing broker knew
about this neighbor and did not disclose the situation. They
are filing a grievance against him at the local board for a
violation of Article 2 for failure to disclose a pertinent fact
regarding the property. REALTOR Code of Ethics Article 2
states that “REALTORS® shall avoid … concealment of pertinent facts relating to the property or the transaction.” It’s
possible that the Grievance Committee may forward the complaint for hearing, but it’s also possible that they may simply
dismiss it as a troublesome neighbor who’s not necessarily
related to the actual property. Further, the neighbor could
simply move away.
ORIGINATE EFFICIENTLY
Why it may not be a violation: The local board’s Grievance
Committee forwarded the case for hearing, and the hearing
panel concluded that the listing broker knew nothing about
the neighbor and that the homeowners believed, correctly,
that they were not required to disclose any details about the
neighbors. Finding these facts, the hearing panel found the
listing broker not in violation of Article 2.
After the members of the hearing panel signed the decision, several members of the panel discussed whether the
outcome would have been different if Molly had been the
listing agent. They concluded that, even if Molly had been
aware of the neighbor’s nocturnal habits, she would not be
in violation because the premise of Article 2 is to avoid misrepresentation of material and pertinent facts affecting the
property or the transaction.

Member Update
Many TAR members travel to state meetings as well as
national meetings. Because it would not be feasible for all
members to attend, we’ll bring you recaps of these meetings. Read about TAR Vice President Nicole Brulé Fisher and
TAR Director LuAnn Kidd’s trips to Washington D.C. for their
respective meetings.
NAR Leadership Academy
Nicole Brulé-Fisher, ABR, CRS, Certified EcoBroker®, e-Pro,

In January 2013, I had the honor of traveling to Washington
D.C. as a part of the NAR Leadership Academy. The 17 members of the Academy who are from all of the US, Spain and
Brazil, met for two days. The topics of conversation ranged
from learning about how NAR influences federal policy makers and key regulators on housing related issues, to social
media. Key members of NAR staff in Washington D.C. presented to the Academy about NAR’s advocacy efforts including tracking bills and regulations and providing testimony to
Congress and the various committees in both the House and
Senate. Also discussed was how NAR effectively builds relationships with members of Congress and other agencies that
directly influence housing related issues. The importance of
members responding to Calls to Action was of top concern
given the number of pressing issues poised to impact the
real estate industry. NAR’s Public Issues Media Manager, as
well as the social media division comprised of Nobu Hata
and Heather Elias, discussed how the REALTOR® message
gets promoted both to membership and the public at large.
Lawrence Yun, Ph.D., and Chief Economist for NAR, also provided an update on what is on the horizon for real estate for
the next few years.
NAR is the largest trade association in the world and a very
well respected one at that. Staff for NAR is among the best
and brightest in the country. They are strategic, forward thinking, and committed to actively protecting the interests of its
one million members and ALL homeowners in the US.

This past January, NAR
held special meetings in
D.C. due to the structure
change to committees. I am
involved with the Community
& Political Affairs Division of NAR, which is
located in D.C. The entire organizational chart
is new this year to better serve our members and promote the REALTOR® Party. The National RPAC Trustees now
have two divisions, fundraising and disbursements. RPAC
Fundraising is handled through the trustees Major Investor
Council and the new Participation Council. Recruiting major
investors has been an important part of fundraising but NAR
also realizes that it is also important to get more member
participation. After all, we are a member driven Association
and every member needs to do their part in helping to
protect homeownership, which in turn protects our profession. Like the old saying says: If your real estate is your
profession, then politics is your business! I had the honor
to serve last year as the Major Investor Council liaison from
Arizona. This year I am doing the same thing but for the
new Participation Council. We made great strides last year
in Arizona and have many new major investors. I am proud
to say that of the five President Circle members in AZ, four
are from TAR including me!
Overall, our meetings were great. I was able to meet and
share ideas with all the other liaisons from all the other
states. We all agree that educating our members is the most
important thing we can do. However, it is also important to
hold events/functions to help raise money. There are many
things you can do to make it fun and raise money at the same
time. I am hoping that this year we get some fun things going
here at TAR. Some events might cost money, other things you
can do are free. I have a budget from NAR and I hope to make
good use of the money and not leave it on the “table.”
NAR is using a new system called Aristotle. Most states
have gone to it but Arizona is one of only a few that is not on
it yet. This system will make it easier for us to keep track of
where our members stand regarding their RPAC contributions
and it will help us on the council to do proper targeting.
Some interesting statistics regarding our political successes include our President’s Circle program. There were 38 candidates identified as deserving of REALTOR®
support and 36 of these candidates won
their races!
Last year, NAR had 37% participation (an increase over past years).
Arizona had 20% participation last
year and is expected to hit at least
25% this year.

Building Relationships: There Isn’t An App for That

We have all gotten sucked into this world of technology. We
do everything we can to stay on top of what’s new and hot
and purchase the latest iAnything. Even I can’t help but admit
that that I do like the “shiny” things in life. However, the other
evening, I looked over at my 10-year-old son. My son has
his own laptop, iPod, cellphone, and every gaming system
imaginable. He’s learning a ton about technology and is even
dabbling in learning how to code. Being the techie that I am,
I feel proud. But while watching him type on his computer,
listen to his iPod, and simultaneously check his cellphone, I
began to think about the possibility that he was missing out
on basic relationship building opportunities. I think for many
of us, we are heading down the same path.
Recently, at the St. Paul Area Association of REALTORS®
YPN Smarty Pants Tech Bar, a lot of agents were asking technology-related questions like, “What apps should I be using?”
and “Why and how should I use social media?” Many seemed
overwhelmed. They all wanted to know, “What gadget or
social media site will solve my latest business problem?” I sat
at the gathering knowing that it was this question itself that
was their greatest problem of all.

The truth is, it’s not all about technology. Sometimes, the
best way to fix something is on our own without any devices or
gadgets, because in the end, nothing is ever going to replace
human contact. At the 2012 Massachusetts Conference for
Women, Arianna Huffington warned against this while delivering her keynote speech: “If we don’t learn to disconnect
from technology and really connect with ourselves, we will
become fried,” she said.
As REALTORS®, we still have to connect with our clients,
and the more times we reach out to them behind a computer, tablet, or cellphone screen, the farther away from them
we’re really getting. Think of those moments when you show
a client a home and they instantly fall in love right before
your eyes. Personally, as an agent, that is one of my favorite
moments and something I really enjoy about being an agent.
No amount of technology is ever going to replace that.
The real dilemma with technology is that it causes people
to hide behind text messages, e-mails, cellphones, and
social networks instead of communicating directly. It’s still
very important to reach out to your clients offline. People
still crave human contact and always will. Yes, some of the
technology out there will help you be more productive, but
you should be spending the time saved to personally connect
with the consumer and be present in their lives.

TAR Soccer Shootout
January 18-20, 2013
The Association was proud to be the title sponsor for the
Soccer Shootout for the fifth year in a row. This year’s impact
is projected to be $3.1 million. There were more than more
than 5,000 players, (358 teams) as well as their coaching
staffs and families in attendance, bringing more than 10,000
people to Fort Lowell Park on opening night and generating

Inbox Overload
Learn some simple steps on how to
effectively organize your inbox.

Between phone calls, text messages, meetings,
emails, etc., sometimes it’s hard to keep everything organized. Read this article to learn how to
keep your inbox healthy!
How many emails do you have sitting in your
Inbox, both read and unread? Do you take full
advantage of the many tools available to you
through your email provider (Yahoo, Gmail,
Hotmail, AOL, etc.)?
Let’s take a look at some simple ways to clean
up your inbox. This will be the easiest if you are
actually on your PC or laptop versus a tablet or
smartphone.
Delete. Delete. Delete.
The best way I’ve found to do this is to sort
by sender. You might be feeling slightly overwhelmed at this point, so start out simple. Delete
the easy emails where the sender’s content is
maybe just a response to yours, such as, “Thank
You!” Get rid of those emails that you know for
sure you won’t need.
From there, sift through your messages and
make some judgment calls on what you can send
to the trash bin. For example, if you no longer
have a need to keep a record of it or it’s an old
sales coupon, etc., those would fall under the
“delete” category.
Another space-taking item is when there are
a lot of back-&-forth replies regarding the same
original email, especially when there are multiple
readers. Usually the most recent reply contains
both the initial email, plus all the subsequent
replies. Deleting all but the latest reply can help
reduce the inbox overload.
Organize!
Now that you’ve eliminated the non-essential
emails, you’ll want to consolidate what’s left over.
Yahoo, Gmail, Hotmail and AOL all have tools to
help you organize your messages.
Folders/Labels
Consider using folders to sort your mail (or
labels in Gmail). This way, you can clearly see just
what’s in your inbox. Once you open a message
and have dealt with it, file it in a folder.

Archive
Once you’ve deleted unnecessary emails
and stored some of them in folders, you might
still be left with a plethora of messages.
Consider archiving them. Most email providers have step-by-step instructions on how to
archive emails.

Flag/Star
Many times, you won’t need to place an
email in a folder or even archive it. It might
be something that you want to go back to but
don’t want it to get lost in the list of emails. In
Hotmail, you can flag a message, which allows
it to stay at the top of your inbox. In Yahoo and
Gmail, you can star an item so you’ll know you
need to refer to it later. Gmail can go so far
as to rank your emails according to whom you
communicate with the most, key words and
more.
As REALTORS®, it may be difficult to not
respond to emails after a certain time (say 5
p.m.) as you may get a question about a listing
or from a client. So set up your times to check
your email when it is most effective for you.
Time is of the Essence
Something else to consider is setting aside
time each day to check your email. Depending
upon who you ask, most experts will say to not
check your email every time you get a notifica-

Maintaining Your Inbox
Now that you’ve cleaned and organized
your messages, how do you plan to keep your
inbox neat? Consider changing some of your
habits using the above steps. You know now
how to organize your email, so upon reading
an email take a moment to delete it, put it in a
folder, label it or archive it. This article briefly
went over some of the many ways you can
simplify your inbox. And don’t forget to explore
the number of options and tools through your
email provider.

3rd Annual Community
Leadership Update Meeting
On Friday, March 1st, the Tucson Association of REALTORS®
hosted the third annual Community Leadership Update meeting. These meetings are designed to give our members the
opportunity to hear directly from community leaders about
important issues impacting our business.
This year, our speakers included:

Economic Opportunities
• Richard Miranda, Tucson City Manager
• Gilbert Davidson, Marana Town Manager
• Greg Caton, Oro Valley Town Manager
• Farhad Moghimi, Sahaurita Assistant Town Manager
Joe Snell started out the morning with an update on economic development activities in Pima County. He noted that
this year has been one of the most successful years in job
creation in our community in the last five years.
He noted that the Tucson region is blessed with many
assets such as our beautiful environment, a world class
research university, proximity to California and Mexico and a
strong workforce.
He also explained that in spite of some of our successes there
is still a noticeable lack of financial capital available for new
business ventures and that is a major impediment for Tucson.
He encouraged us to start planning and thinking regionally
and suggested that investments in transportation improvements could be essential to take advantage of opportunities
that could generate hundreds of high wage jobs in Southern
Arizona.

INTO ACTION

Oro Valley Manager Greg Caton announced the town’s
new advertising slogan, “It’s in Our Nature.” This slogan is
designed to draw attention to not only the natural beauty
of Oro Valley, but also the willingness of the town to work
constructively with businesses and residents to make their
town better.
He highlighted recent investments in community assets
like a new aquatic center that will bring recreation and tourism to Oro Valley.
Gilbert Davidson informed us of increases in building permit applications and increases in sales tax collections as a
sign of economic improvement. Marana also announced the
creation of an exciting new Heritage Park that will provide
recreational opportunities as well as concert and equestrian
facilities.
Farhad Moghimi similarly echoed signs of economic
improvement in Sahuarita and announced that they are
beginning the required update of their 10 year general plan
for the town. Sahuarita has experienced some of the highest
population growth rates of any town in Arizona.
Tucson City Manager Richard Miranda talked about efforts
to improve planning in Tucson and the creation of a new
economic development team at City Hall. He also pointed
out that we are now seeing real development in downtown
Tucson. We should expect to more shops, restaurants and
even housing developments in our city’s center.
Overall the speakers stressed that our economy is improving and we have many exciting opportunities ahead of us if
we can work together to take advantage of them.
