Do you know HOW to manage green retrofitting? • Could you implement an action plan for greening your building portfolio? • Do you know how to assess your buildings’ energy consumption and abatement potential? • Have you had a call from senior management asking what you’re doing about sustainability? • Does your organisation have an environmental strategy that you have to implement? • Have you considered the risks of ignoring sustainability? • Do you know how to manage tenants during a major retro-greening project? The Australian property industry faces a massive challenge in greening its portfolio. To transform existing buildings into energy efficient star rated performers often requires major works, both back of house and throughout the building’s occupied space. For many of these buildings it will be a half life refurbishment and a major re-lifing to reposition the building in the market. Importantly the majority of these projects will have to be carried out while the building is at least part occupied. This puts the building’s facility management team into a position of fundamental importance, managing the gap between the works contractors and the operational requirements of the tenants, and the compliance responsibilities of the owner. This seminar will provide important insights into the green retrofitting process and the role of the facility manager. It will explore the drivers for initiating the process, the property and facility issues, the preparation of a business case, the management of the project and stakeholders, and the ongoing operational and maintenance requirements to achieve a successful green facility outcome. What Differentiates this Seminar? There are a growing number of training seminars, conferences and workshops being given on the broad topic of sustainability, for participants within the built environment industry. What is the focus of this seminar and how is it different from the others? This seminar: 1. is designed specifically for facility managers and focuses on the role of facility management in achieving green buildings’ sustainability potential. 2. will be given by professionals with experience in retro-fitting existing buildings for high sustainable outcomes, as well as facility management professionals with experience operating green buildings. 3. will outline the step-by-step process to take a building from standard operations to achieving green performance targets. Learning Objectives This seminar is designed to equip facility managers with the know-how and tools in order that they can: • Understand their role in the green retro-fitting process and where they can add value • Advocate for improved sustainability in buildings they manage • Be able to articulate their role in achieving green outcomes to others • Identify new skill requirements of themselves and their teams. Key Topics 1. 2. 3. 4. 5. Setting the Scene The Property Issues Kick-Starting the Process Design, Installation, Commissioning and Tuning Tenant and Stakeholder Management and Communication Seminar Approach This seminar will feature three highly experienced presenters who have been directly involved in a green retro-fit project. The seminar will go through the process followed to upgrade a building to green standards step-by-step. Each presenter will focus on one step of the process and will present a real case study to illustrate the issues faced at that stage of the process. There will be a site tour of The GPO at the end of the seminar. Case Studies Presenters 200 Victoria Street is a six-storey office block located on the fringe of the Melbourne CBD. Originally built in the 1970s, the building is set to undergo a substantial refurbishment to reposition it as Premium grade boutique office accommodation. The ground floor will comprise retail space, with levels one to six providing high quality office space. The refurbished building will be designed to achieve 5 star ABGR and a 6 star Green Star rating. It will include large efficient floorplates and good natural light, as well as taking advantage of its positional advantages, such as the opportunity for high exposure signage and proximity to Queen Victoria market and Melbourne Central. The GPO is Perth’s only refurbished building to be awarded a Green Star rating for the base building design and also looks set to become one of the first to achieve a 5 star rating for the fitout. Through the utilisation of high efficiency lighting, active and passive chilled beams and integrated control systems, the AECOM team have taken one of Perth’s most iconic and important heritage buildings and converted it into a modern and functional office space, which looks set to become an iconic and important Green Building. Since combining its Perth operations in October, the new AECOM fitout of the GPO has been operating at less than 70% of the emissions required for a 5 star NABERS energy tenancy rating, whilst maintaining excellent staff amenity and high indoor environment quality, thanks to a combination of both staff engagement and clever engineering design. As the market transitions from its recent boom in new sustainable buildings to improving our existing stock, the experience gained from this refurbishment will be invaluable to future projects, as well as serving to prove that, with the right team and the right attitude, even our oldest buildings can perform at the highest level. 40 Albert Road, South Melbourne is a 1,200m2 five-storey office building built in 1987, which was regenerated during 2004-05 to world leading environmental standards. Owned and headquartered by the Szencorp group, 40 Albert Road is probably Australia’s greenest building, having achieved the highest possible rating in Australia’s three largest green rating systems – Green Star, NABERS Energy and NABERS Water. It was the first office building to achieve the 6 star Green Star-Office Design V.1 rating. The emphasis of the project post-completion is on accountability for results, with state-of-the-art monitoring systems installed to ensure actual building performance lives up to expectations. Szencorp has continued its green leadership by taking steps to ensure that the lessons from the project are shared. Steps include running tours of the building features, establishing a building website, www.ourgreenoffice. com, and making building energy and water use monitoring data available online.
