BUYER’S GUIDE Kent & SE London --- Sussex & Surrey 0 --- West Country --- Hampshire & Isle of Wight 0 www.cliveemson.co.uk Lot and lots to talk about! As we move from our first 25 years in business to the next 25, it is difficult to imagine just how much things might change. We would never have believed in 1989 that the internet would become so powerful. All that we did over four telephone lines in making appointments manually, reading out endless lists of guide prices and only finding out on our return to the office that an appraisal/viewing had been cancelled just as we drove out of the car park, is now a distant memory! “How did we cope without technology?” How did we cope without mobile ‘phones, internet access, emails and visiting the library to ascertain relatively straight forward statistics, etc? Estate agency as we know it is under attack from the emergence of numerous online providers – how can they do it without local representation one may ask – but then, 15 years ago, would the average High Street travel agent consider that the majority of hotel, airline and package holiday bookings would be made without even a visit to the local office? We have always been at the forefront of innovation and technology in our business. We pioneered the bespoke software to run the administration of the operation, were the first to actually publish guide prices and waited until the system was foolproof before launching the online bidding service. “How long before cash is obsolete?” There are still major auction houses that rely on cheques rather than debit cards for deposits – how long do you think it will be before cash is obsolete and cheques a thing of the past? We still publish glossy catalogues and rent prestigious venues, but the time will come when the catalogue is only available on line, local newspapers will not have printed copies and the law will change to allow an exchange of contracts by auction other than on the fall of the hammer. they are in Office? Just how gullible do they really think the public is? Whether Nigel Farage and UKIP are credible is something no one really knows – but one thing is certain: the two main parties will ignore him at their peril. The British public have made it abundantly clear that they want change, honesty and straight answers to simple questions. Is that really too much to expect? Whether it is for the good or not remains to be seen as I still find it sad that the normal method of communication these days is electronic rather than verbal. The art of conversation and dialogue is also under threat. Rest assured, however, that we at Clive Emson will continue to keep ahead of the game and move with the times to give the public what they think they want. With Auctions coming thick and fast we are delighted to announce the launch of our Twitter and Facebook pages. Social media has undoubtedly changed the way we communicate, not only socially, but within our working lives. “Keep up-to-date via Twitter and Facebook” By following us on Twitter or by ‘liking’ our Facebook page you can now keep up-to-date with current Auction news, lot information, useful links and of course the fantastic work our Auctioneers do to raise money for worthwhile causes at the numerous Charity Auctions conducted throughout the year. With so much information at our fingertips the advantages for both suppliers and consumers are limitless. The use of social media has now become common place offering us all a way of keeping up-to-date wherever we may be. Thankfully the party conference season is at an end, with each persuasion offering promises that they know they cannot keep in an effort to woo over floating voters. If they are all so brilliant why can the parties not deliver when twitter @CliveEmson )HMXMSR Clive Emson Land & Property Auctioneers 'PMZI)QWSRw2SZIQFIV'EXEPSKYIw4EKI “Divert funds to our own vulnerable and old” The first vote catcher, in my view, would be to promise to slash, overnight, the majority of the £15 billion foreign aid and divert those funds that we send to people who hate us to our own vulnerable young and old who suffer, while we support the likes of Egypt, Russia, Sudan, Iraq, India, Uganda, Pakistan, etc. To put this in perspective, £15 billion a year is ten times the amount we have raised in total selling 18,500 lots over the past 25 years! Central Government are constantly telling the NHS, Armed Forces, Police, Local and Regional Councils to become more cost effective and efficient, to look at and cut costs where at all possible – perhaps they should take some of their own advice and put their own house in order by reviewing overseas aid to Countries, some of which are ruled by despots and others that have space programmes. Some of these Countries don’t need our money and must be laughing at us as we continue to believe that we still rule the world while our subjects are starving as they chose between heating and eating! “Wonderful opportunities available to you” The lots still keep coming as demonstrated by the wonderful opportunities available to you in the following pages. Do study them and enjoy viewing the excellent array of potential additions to your existing portfolio or a one-off purchase for your own occupation. Whichever, we are here to help.
