INDUSTRIAL PROPERTY ADJACENT TO BIG RIVER STEEL
MISSISSIPPI COUNTY, ARKANSAS
• The undeveloped land cost is set at $12,500 per acre. This represents the approximate weighted average price of the useable land purchased by
Big River Steel for total site development.
• Big River has elected to lease the property as a 30-year triple net lease (taxes, insurance, and maintenance). The lease is to be paid up-front in full. The lease
is transferable with reasonable conditions.
• Initially there are four plotted sites that are approximately 20 acres each (see preliminary site plan attached).
• These sites could have individual or shared road access to Highway 198.
• Individual rail sidings can be built to service each individual property via Big River Steel’s internal rail system. Inbound shipments from Big River will be at zero cost via rail.
• A common heavy haul road can be constructed for internal truck shipments between neighboring companies if necessary.
• Rail and barge shipments for both inbound and outbound will be available at rates agreed to between lessee and the rail and barge service providers.
• The city of Osceola will provide water and sewer to the site area.
• Electricity is provided by Entergy and must be negotiated between lessee and Entergy; other utilities must also be negotiated directly with the
service providers.
• Upon signing an NDA, Phase One soil test results will be provided for park property as well as full soil results for the BRS site.
