This represents the approximate weighted average price of the useable land purchased by Big River Steel for total site development. • Big River has elected to lease the property as a 30-year triple net lease (taxes, insurance, and maintenance). The lease is to be paid up-front in full. The lease is transferable with reasonable conditions. • Initially there are four plotted sites that are approximately 20 acres each (see preliminary site plan attached). • These sites could have individual or shared road access to Highway 198. • Individual rail sidings can be built to service each individual property via Big River Steel’s internal rail system.
