A new Enwave Chicago customer, the 53-story high-rise at 150 North Riverside will be an eye-catching structure with a narrow fourstory base. Goettsch Partners’ innovative design features cantilevers above rail rights-of-way and was inspired by the site’s constraints – railroad tracks to the west and the Chicago River to the east. O’Donnell Investment Co. is project developer. Construction on the skyscraper began in July and is slated for completion in 2016. The site will offer 1.2 million square feet of Class A office space, a landscaped plaza, 1.5-acre public park and riverside promenade. Plans also call for an amphitheater at the river’s edge. Because of the building’s unique design, its street-level footprint occupies less than 25 percent of the total 2-acre site area. “Given the tight site, we needed to optimize every inch of building space,” says Erik Harris, senior associate at Goettsch Partners. “By connecting to Enwave Chicago, we are able to air condition the building without installing bulky chillers and cooling towers. Plus, without cooling towers, 100 percent of the rooftop can be dedicated to a green roof.” Sustainability is a key principle in 150 North Riverside’s design, which is being constructed to achieve LEED for Core and Shell certification from the U.S. Green Building Council. Vintage Office Buildings Revived as Student Housing Two early 20th-century downtown office buildings have been repurposed, debuting this fall as luxury housing for South Loop university students.
